I have developed 200 million dollar signature mixed-used high-rise towers to 1.5 million dollar remodels, and invariably some things just aren’t predictable; sometimes you need unexpected funding fast.

Twenty-five days after receiving a signed and approved term sheet with a local bank and five days from an anticipated funding date, the bank backed out of the deal. I had created, as landlord, an unsubordinated ground lease with a major publicly traded hotel company as the tenant who was spending 60 million dollars improving my property.
