My area of expertise is taking great care of the people I work with, my clients and a general love of the business (especially the negotiating). I listen to my clients needs and wants (if I am unclear then I will ask for clarification) I will not do things in the same old way and expect new results. I answer my phone. The details can include such things as, being able to negotiate a short sale with a bank, knowing how to read and properly plot a metes and bounds legal description, knowing when my seller needs to negotiate the closing on their FHA mortgage so that they do not loose a month's worth of interest over a closing time, knowing the intricacies of the purchase agreement inside and out from both the buyers and the sellers perspective, thorough knowledge of a financial worksheet for income properties, understanding that a bank will qualify the buyer for the largest amount they are able to spend and the ability to talk to my buyers to find out where they will be comfortable with their new mortgage payments, knowing how to distinguish actual necessary charges on a HUD-1 from extraneous fees, help with credit score improvement for a better rate, fixes to a home that will help facilitate a faster sale and for top dollar.
