We specialize in providing borrowers with residential mortgages. Our ability to act as either a direct lender or a broker allows us to offer our borrowers literally hundreds of different loan programs. While we prefer to act as a direct lener (where we lend money directly to the borrower), we do sometimes find it necessary to act as a broker (where we arrange for another bank or mortgage company to lend the money) when it is to the benefit of the borrower.
Our more focused specialty is first-time homebuyers and borrowers that have had trouble being financed in the past. Our access to so many loan programs allows us to qualify borrowers that many other lenders have turned down. And our owner-occupied, first-time homebuyer programs allow borrowers to finance 100% of the purchase price, receive up to 6% of the home's purchase price from the seller as closing cost assistance and pay a lower-than-average monthly premium for mortgage insurance.
