Real estate is my life, enjoy meeting new families, and working with past clients.     I assist families with relocation, sellers, purchasing new construction, move up buyers and first time home buyers.    Each aspect of these areas has many rewards.    With the designations I hold - GRI, CRS, ABR, CNE and e-Pro, they all give me the tools in which I can assist clients better in their goals for home ownership.   I listen to clients' needs or wants before proceeding in a search, and trying to keep those in mind to achieve their goal.    As a FULL-TIME REALTOR® I stay on top of the new rules that affect the real estate market and stay on top of market trends!

I believe in communication, and believe this my strongest virtue.    Whether you have a home that is a tough sale or a buyer with 50 items on the wish list, I will work hard to get the job done.                                          

My office is in the South part of Denver, but have lived and work all over the Denver metro area! 

 Your search for your DREAM HOME can start with my web site, or I can narrow your search into the criteria you are looking for and then set up a drip email from MLS.   You should always speak with a lender to get "pre-approved".   Lending today is much more difficult than it was in years past.    If you have obstacles to hurdle, do them before you find that home of your dreams, so it does not slip through your fingers.    Be sure you ARE a buyer, before you act like a buyer!    When you have a pre-approval, this gives you more leverage in a transaction.   In today's market, you need to be ready to commit when you find that DREAM HOME as homes are going under contract very quickly.

If you are new to Denver, and need assistance with schools, commuting times to work locations, and hospitals I can help you with these items.       

                                               

Do you have questions about updating, finishing a basement, or your first rental property?    Please call me, I would love to assist you with these questions.    Many times home owners update their homes, and believe all they have invested financially, will be recouped when they sell their home. This is NOT the case. You will recoup most, but not all.   I can provide you with stats on approximately how much you would realize on a sale --- remember do it for YOU, not for resale.

Denver has been my home for all but 6 years of my life!     I LOVE MY CITY!    There is so much to do here in the City, and enjoy outdoor activities all year long.    With over 300 days of sunshine, it is easy!

I work the Denver Metro area, and have lived all over the metro area.    I love relocation, but enjoy working with buyers & sellers whether they are moving up or moving down, and it is always refreshing to assist a first home buyer and the joy of doing their first real estate transaction.    I work with sellers to prepare their homes for the market, and market extensively on the Internet.

If you are relocating from out of town, or out of state, please contact me for information you may need even before a visit is scheduled.    Did you know you need to drink LOTS of water a day or two before you get to Denver?    We are located at 5280 miles above sea level, and altitude sickness is experienced when you have not hydrated enough.    If you need a city map, contact me, and I can provide this for you prior to your trip, and hopefully, will make your travels easier!    If you need school information for your children, there is a School Info button on my web site to give you the stats for each school district, and each school.  (www.JoanCox.com)  Also, know the rules in Denver --- no texting or emailing while driving.   This will get you a quick ticket!

    A bit over a year ago, I became the financial representative for my uncle who had to move to a nursing home. In time it became clear that the move was permanent and something would need to be done with his Aurora townhouse. I live out of state so I was not in a position to spend much time on-site on the project. I enlisted the help of a downsizing business to deal with much of the contents of the townhouse. Joan Cox came highly recommended through them. I think think the recommendation fell well short of the expertise, wisdom, dedication, energy, and integrity Joan displayed throughout the process of preparing the house to sell, pricing it realistically, listing it to its advantage, getting word out about it, advising me on the suitability of offers, seeing things through the process leading to closing, and seeing me through the inevitable difficulties along the way. Throughout the process, I felt very much that we were a team, working well together on this project, start to finish. Joan is completely professional and at the same time relates in an understanding, caring manner.
