One way I'm different from most agents is I take a limited number of buyers and sellers at a time. People will actually 'reserve' my time when they plan to buy or sell in the future because they love the idea that I will never make them feel like I am too busy for whatever they need from me.
I consider real estate a service profession. Some examples - if a document needs to be signed, I don't ask you to take time off work or personal time to meet me at my office. I will go to where you are, when it's convenient for you and I provide online document signing for those who are comfortable with that. If a service person needs to be met at a home as a condition of a transaction, I make myself available to meet them for you. As your agent, I take the time to make sure you understand contingencies, inspections, home warranties, disclosures, provisions, etc., before you even know to ask, rather than just saying, 'Sign here', and hurrying on to the next task.
I have a marketing plan that I use for every listing. It starts out virtually the same as every other agent's, except I have a far greater internet presence than the vast majority of other agents. And once the punch-list is complete I don't just sit back and wait for offers. I continue to put all my energy into creating new opportunities tailored to the specific property. Whenever there is a price change, or status change, I notify all agents who showed the house, so they don't forget about it should their client still be looking.
For buyers, I preview homes so they aren't wasting time seeing houses that don't meet their needs. This is especially valuable for relocating buyers. I write reports on each property and take photos, so the buyer has a great feel for our market before they even get out here.
For every closing, I do my best to not schedule anything else for that day or the day before. That way, at least one agent is available to handle last minute problems, should they arise. You may not even realize how valuable that is, until you buy or sell a house in today's market, with today's mortgage woes and complicated contracts.
