Get to know Kevin Mackessy

I started Blue Olive Properties to manage my own investment properties. As my portfolio grew, I learned what was needed to successfully manage investment real estate. After retiring from the government, I got licensed as a real estate broker, and found that I enjoyed working with other investors. As a result, the property management business began to grow as my investors added to their own portfolios.

Thus my motto "For Investors...By Investors."

I know how to maximize your return on investment (ROI) through great management. For example, we always try to get long-term leases for our clients. We get 2, 3, 4 or even 5 year leases on our rentals and the rentals we manage. Having long-term leases greatly reduces the vacancy factor, and possible losses from not collecting rent. We also build in rent increases in these longer term leases, which increases cash flow over time. About 60 percent of the properties we manage have these kinds of long-term leases on them.

We know how to get maximum value for your property. We get properties rented quickly, in two weeks or less, when priced right. We conduct frequent rental market surveys to properly set rental pricing in any market.

We enter the property a minimum of four times per year to protect your investment. We offer two comprehensive inspections per year with a certified property inspector, where we check for gas leaks, water leaks and the presence of carbon monoxide. We inspect the AC unit and the furnace and change the furnace filters. 

We have maintenance people on staff to handle any repair issues. We don't mark up repair invoices. We pass our volume savings on to you. We respond quickly to maintenance calls, keeping your tenants happy and your property in top condition.

We are experts at selecting quality tenants for our clients' rental properties. We conduct six different screening checks on potential tenants: credit check, employment and salary verification, rental history check, public records check (bankruptcy, foreclosure, collections, liens), skip trace (skipped out on lease), and a criminal background check.

We can handle evictions if necessary, both quickly and inexpensively. Did you know an eviction can be completed in less than three weeks? We know the proper legal steps to ensure a smooth eviction. We work with one of the best eviction law firms in the Denver area, which specializes in cost effective evictions geared toward investors and landlords.

We are fully automate in our financial and accounting systems. All owner statements are completed by our CPA to ensure accuracy. Statements go out on time and your rent proceeds reach you quickly. (We offer direct deposit of proceeds into your bank account.)

We also offer a Home Owner's Warranty program to owners. These comprehensive are cost-effective insurance against major repairs. We have access to legal, accounting and insurance professionals if new or seasoned investors need help in any of these areas.
