At Blue Olive Properties, we know how to maximize your return on investment (ROI) through great management. For example, we always try to get long-term leases for our clients. We get 2, 3, 4 or even 5 year leases on our rentals and the rentals we manage. Having long-term leases greatly reduces the vacancy factor, and possible losses from not collecting rent. We also build in rent increases in these longer term leases, which increases cash flow over time. About 60 percent of the properties we manage have these kinds of long-term leases on them.
We know how to get maximum value for your property. We get properties rented quickly, in two weeks or less, when priced correctly according to current market trends. We conduct frequent rental market surveys to properly set rental pricing in any market.
We enter condos and townhouses a minimum of two times per year, and single family homes a minimum of four times per year, in order to protect your investment. We conduct annual comprehensive inspections each year, using a certified home inspector, to check for potential health and safety issues. We check for gas and water leaks, and test furnaces and fireplaces for possible carbon monoxide issues. We inspect the AC unit and the furnace and change the furnace filters. We also check the roof and sprinkler systems seasonally. We want to ensure a safe environment for tenants, and protection from liability exposure for owners.
We have access to professional maintenance vendors in all specialties to handle any repair issues. We don't mark up routine repair invoices. We pass our volume savings on to our clients. We respond quickly to maintenance calls, keeping your tenants happy and your property in top condition.
If it comes time to sell, we can list the property for our clients, and also handle any repairs or upgrades needed to prepare the property for a smooth sale. We offer considerable commission discounts to our property management clients. We also have an extensive investor network and we are often able to sell our own listings through our client database.
