I am Principal Broker of Pinnacle Real Estate Services. Pinnacle Real Estate Services was started by my husband Donny Hatfield, I worked as his office manager and bookkeeper for 2 years while working as broker with Century 21 MVP.  Pinnacle Real Estate Services has grown and we want to continue to grow therefore I opted to move my license to Pinnacle Real Estate Services in order to help my husband grow our company. Pinnacle Real Estate Services was started primarily as a Property Management Company, I still have customers and clients that I work with listing and selling property, therefore I service several East TN areas: Knoxville, Pigeon Forge, Kodak, New Center, Dandridge, Gatlinburg, Morristown, Maryville, Townsend, etc.  I am a member of the National, Tennessee, Knoxville and Great Smoky Mountain Association of REALTORS.  I am originally from South Florida.  Born in Ft. Lauderdale, lived in several Broward county cities. I moved to the Florida Keys in 1987. Lived in Islamorada, FL for 9 years, had both of my children in Key West.  Moved to Sevierville in 1995 and finally found my home. I got my license in 1997 here in TN to run a small nightly rental company. My career course then led me to a career in construction and renovations.  I ran a renovations company for 6 years and when my current brokers, whom I had been friends with since they moved to TN, bought the Century 21 franchise I asked to hang my license with them.  They said fine as long as you are a full time agent.  I was ready for the change. So I started full time in real estate in April 2004 and departed 9 years later on very good terms. My former broker completely understood my situation and if circumstances changed I would go back. My career in construction has helped immensely in my real estate profession. I met my amazing husband in 2005 and we have 3 children together Amanda and her husband Jesse, Michael and Bryce. We have a large market of people relocating to the East Tennessee area--mostly from Florida, like me.  Tennessee is a very easy transition from Florida.  We have no state income tax-like Florida.  Our property taxes and home owners insurance are very low.  Low crime rate and we are the Volunteer state for a reason.  The sense of community that most people want is here.  We are looking for buyers and/or referrals that are interested in our beautiful part of the country.  Whether they are looking to relocated into a residential property, looking for a vacation or second home, investment property: long term rentals, nightly rental cabins or commercial, or just want to buy a piece of land to build their dream home on.

Certifications

The market in here in East TN is very diverse.  We have  major markets: Residential Real Estate (long term rental or purchase), Investment Nightly Rental, and Land.  Each of these markets have there own special requirements. 

In the Investment  rental market, it is primarily about numbers.  I focus on whether a property makes sound financial sense. With the current market being a buyers market and with so much inventory on the market, it takes alot of digging to find an investment property that makes sound sense. The best way to determine the best financial sense in an Investment property is to use a Performa (detailed formular to determine "Return On Investment").  When push comes to shove as a Realtor, I have to make sure that I am protecting the best interest of my client.

In the Residential Market, we have alot of people relocating to our area from all over the country. Our county alone is so very different than where most people are moving here from.  Most people are shocked by the information I provide to them. Since the majority of our county is rural, it can be confusing to a customer/client that wants to move here from an urban or suburban area. 

In the Land Market, our topography is so varied. One acre on the side of a mountain is very different than one acre of pasture land.  There are new county subdivision regulations that can be very confusing to a buyer and seller.  I have extensive experience in that area as well.
