We are one of the largest principals in the country buying Class A, Instiutional Quality assets in the $15-125million range.  We buy Class A multi family, Class A multi-tenant retail and class A Student housing all well location, new or newer, stabilized, risk adverse with quality income streams.  We retail typically 10-20% ownership in every asset and pay a 3% commission to agents/brokers who refer their clients in an exchange or new money who want to co-own these assets with us.  All properties are managed by instituional 3rd party property and asset managment.  co owners have fee title, undiluted interested in income, depreciation and upside appreciation when sold.  Income is dispersed monthly by the propety manager along with an income and expense statement, year end statement for tax purposes, quartly statements from the asset manager and year end statement along with cost segregation report which is a huge value add in return.  We buy properties all over the nation and I work with clients all over the country.
