     I am offering Manhattan's first discounted fee schedule, yet providing my clients with the most professional, knowledgeable customer service in the industry. I have been a broker in New York City for over 17 years and have weathered many storms during this time. The idea is not just to charge lower commissions but to make the entire process more friendly, effective and leave everyone smiling. I am doing more deals than ever because I have total control over the fees I am charging. I will not let a deal get away over a commission, whether it's a $2,000 dollar studio rental or a multi-million dollar sale.
Update Rental Commissions: Due to market conditions I am now able to offer the majority of listings No Fee. The majority of owners are willing to pay a reasonable commission. If not you rent it direct and owe the burkhardt group nothing!
    

                                       
New Sales Commission Fee Schedule! 1%-3.5%!!   Again the burkhardt group is positioning itself ahead of the curve with a brand new commission schedule for all our exclusive sales listings! The market has changed and if you are trying to sell a property you know this better than anyone. Inventories are rapidly rising(over 9,000 apartments as of this writing) and although it may seem like the end of the world...it's not. Recently I have focused my attention on offering discounted brokerage fees on all my rental transactions and it has been overwhelmingly successful...who doesn't want to save MONEY!

   Now I am taking aim at the sales market and the plan is simple....charge 1% to 3.5% commissions on all my sales listings! How do I do it? I simply agree to be paid less money. I market all my listings for co-broke with the entire Manhattan brokerage community including various listing data bases and the New York Times. I also put a lot of emphasis on direct marketing through e-mail campaigns as this has proven an effective and quick method to target both brokers and clients. You also will receive a fair and balanced listing agreement that is open to negotiation, you will not find yourself locked into an exclusive agreement that you are not satisfied with.


Understanding The Role Of The Listing Broker   You must understand the role of a listing Broker to understand why listing your property with the burkhardt group will help increase your odds of a successful sale.
98% of all properties sold in Manhattan were completed with the participation of two brokers. Most buyers use a broker because it is a "free" service as far as they are concerned.
   So whether you list with a large firm or a boutique brokerage, your property will be entered into the RLS database. This is where all brokers in Manhattan will search for suitable listings for their customers. There is no discrimination among firms, big or small; our listings are all in the same place. So why would you pay a 6% commission when you could pay 1%-3.5%?   I am not knocking the role of the listing broker, I've been one on many occasions. It does require a professional who understands the Manhattan market and can present your property in its best light to bring about a sale. It also requires an agent who understands the importance of correct pricing and not just someone who will throw the biggest number at you to get the listing.
   We all market properties the same way: send out e-cards, sponsor broker open houses, hold regular weekly/weekend open houses, list in the RLS, advertise in the NYT's....The only difference there is listing with the burkhardt group is saving money which will give you more options and power in pricing/selling your home.

Are you planning on buying a home in Manhattan? Do you want someone to act as a consultant on your behalf to help you with the closing of the deal from offer through board interview?

My fee for these consulting services will be a flat $1000 and will cover 3 properties, additional consultations will be at a flat rate of $200 per property. Additional fees will be charged for board preparation materials and printing fees.
