* Needs analysis - Most agents don't understand client needs. They don't know which questions to ask. And those questions vary according to individual personalities and goals of the client. You need an agent who will listen to you to determine your needs.
* Technology - The real estate industry is woefully behind with utilizing technology to maximize exposure, increase efficiency, and minimize failed transactions. You need an agent who stays abreast of the latest technology.
* Investments - Most agents have little or no prior experience with investments and don't know what makes a good investment. They do not know how to read financial statements. Furthermore, they don't understand terms such as cap rate, ROI, and profit margin. An agent familiar with investments can often "read between the lines". You need an agent who knows how to look at a home with the keen eye of an investor.
* Honesty - Many agents are so fearful of a deal falling apart, they allow honesty to go by the wayside. I would rather have 10 people upset with me for being honest than to have one upset with me for dishonesty. You deserve an agent who is more worried about your interests rather than the commission.
