Absolutely NO. I would tell the lender that it's time we started looking at less expensive properties........and bye bye.

No. Good Lord, no lender should ever ask me to do that. If the buyers don't have the money they should not be buying the house.

You made a smart choice Debbie, it degrades the profession every time that a professional pulls money out of their pocket to cover a house for someone who is buying something they cannot quite afford.
Maybe they should have bought a less expensive home...

I've volunteered to give a home buyer credit.
Problem is, what happens if the water heater dies after settlement. Folks with NO MONEY shouldn't be taking on home ownership responsibilities and risks.

You bet!
AND I am willing under one condition....the lender make matching contribution.
The scoundrels NEVER do, therefore I never have to.
Yes, I know they say they can not....but they do have options.

No, but I did have a loan officer call me once and explain that X price was the max they could approve a buyer for on a townhouse buyers wanted, and mentioned that " maybe you agents can figure out a way to make the deal work".

Good Monday morning Debbie. No, I have had agents asked me to cut what I charge for inspections though. I asked them are you going to reduce your commission? I get no for an answer.

How unprofessional is that of the lender? And sounds like the buyer wasn't quite forthright with the lender either if he's already installing a pool.

I am still reeling from the gall of the lender. This week the buyer is ready to install a pool. Go figure.

Why would a lender close on the deal if the buyers ALREADY can't come through with their commitments? I would tell them absolutely not, and to never ask another professional that again!
7,995
No not at all, the buyer shouldnt be looking at properties they cannot afford. Also it is not the lenders position to tell you to cut your comissio. Frankly, that is very unprofessional of the lender to do that to you. Commision cuts would only be something discuessed between buyer and their agent. The only time I would EVER even consider lowering my commision is if I was representing both the buyer and seller and it would stil have to depend on the situation.

Never in my 15 years of work like real estate agent. I am licensed in MD, DC and VA. I haven't heard any one of the agents around me to have been asked to cut their commission.
2,310
Yes. A two fold answer to this question. First, if I cannot even negotiate a good deal for myself how do you think I will do negotiating for you? Secondly, when you use me as your Realtor I will net you more money using my superior negotiating skills.

I have never personally had this happen. The only time I have heard of this situation was when the property was bank-owned.

No. I guess there is a first time for everything. I agree with Lenn Harley if there is a difficulty for a buyer over a few hundred dollars, I wonder why they are buying a home.

Being a former mortgage broker myself, I know there is always a way to make the deal work. The lender shouldn't have asked you for that money. It's very unprofessional and unnecessary.
1,466,257
Debbie Reynolds No, this has never happened to me. Interesting how the lender solved the problem once you declined to give up your fee.
2,486,205

I would be wanting to know why the lender did NOT catch that upfront that the Buyers funds were thin?

I've never been asked to contribute and I don't think I would agree to such a deal.
