You can sell as a FSBO with no license.  But if you want part of the commission on a purchase, you generally need to be or to be associated with a broker.

You do if you are already working for one. I wouldn't try to do a FSBO...just run it through the company and make it all legit.

Only if you go for sale by owner.  If you list it in the MLS, you need to be under a broker.  At least in my part of the country.

Yes, unless you are a broker yourself. You might have an agreement with your client to be paid so called consulting fee( no need for a RE license).

If you are acting as a real estate licensee then in TN you either have to be the broker or work under one. But you don't need a real estate license to buy property for yourself or sell your own property.

In Maryland it the same - License must hang with a broker.  That is not to say you cannot do a FSBO, but disclose you are an Real Estate agent on contract disclosure forms.

Here in NH you have to be associated with Broker or be "inactive" and the state holds your licence where you can not collect a commission

In Minnesota you license is held by a Broker.  You can NOT opperate as a licensed agent without being under a Broker

In our state, all agents need to be associated with a broker. 

However, that does not have anything to do with buying your own properties other than state disclosure requirements that you are an agent.
