foolish questions from buyers never bothered me and none stuck with me, but what bothers me most is when a newly licensed and unsuspecting buyer agent is "turned out" into the marketplace with no training....not the fault of the buyer agent, but the broker/owner/manager should be dragged out back and shot.... I do hope I said that gently enough....

No one ever asked me a "dumb" question but I have had people ask me questions about something they knew little or nothing about. Obviously the person asking an Agent if they could hold a house for them knows little if anything about Real Estate but they may know lots about things the Agent knows nothing about.

You would be surprised to hear how many times I hear this question.  Most have no concept of how much it takes to hold a property, they think that the property is free and any rents obtained are all profit.

Richard, have to agree with Barbara Todaro. A buyer or seller never ask dumb questions they are sometimes confused. Then again an untrained agent is just plain dumb and it is their broker's fault!

The two year owner of a house constructed in 1955 is pressed to explain a response "I have no knowledge if a pool ever existed or was ever filled in on this property." Or "if anyone died," or 'Is the property haunted."

"How can they not know! I would want to know. Why don't they know?" protests the buyer.

Many dumb questions are inspired by those seller disclosures that are a set up for problems.

I advsie the seller to announce, "NEXT."

Somebody once said that the only dumb questions were the unasked questions.  

Clearly this person wasn't a Realtor.  

1.  So...  the house just came on the market at $400,000, and it's a seller's market like you told me, right?  Can we offer $200,000 and see what they say?  

2.  I just filed bankruptcy, had a foreclosure a few months ago, a car repossessed last year, I just switched jobs...  can I buy a house?  

 

I could go on, but you are catching my drift.
