Follow Barbara Todaro 's lead.  Hook-up with a top-notch builder and market it as a To-Be-Built both in your Residential MLS Listings, as well as, Vacant Land Listings. Not to mention, make sure you work with a builder who will pay you a commission on the finished home.

thanks, Fred Griffin I'm often late to these parties!!!  the simple answer is this:

to find land, target land owners using direct mail marketing....if you want the phone to ring with every mailing, use the land postcard that I've posted on this site....in the search box, insert barbara todaro land postcard and it should appear.....

once you have secured land, market it on many different sites and use networking too..... the title is most important with blog posts..... what would a builder/developer put in the google box to find land for sale?  there are many different titles .....use all of them...."market like you mean it" and you'll find builders....create a database for those builders and keep feeding them....everyone wants and likes a different land product....when you start finding parcels for each of the builders, they'll stick to you like glue....

land is their bread and butter....without land, the kids don't eat....

you need to tell each of them that you market for land....and you will include them WITH YOUR OTHER BUILDERS.....remember, people like to do business with successful people.....THAT'S ONE WAY OF LETTING THEM KNOW THAT YOU ARE A SUCCESS WHEN IT COMES TO FINDING LAND....and you'll NOW include him on your journey....

oh, I could write forever here, but it's time to move on....feel free to contact me if you have specific questions....  Evelyn Johnston is another person who is now well versed with finding land and builders.... I mentored her with this fun task....and it is fun....you'll make a score if your can put the pieces of the puzzle together....

Land is dirt. If you are lucky it is gone quickly. In rural area 8 years is not long.

If it is priced competitively it should sell unless the location is not desirable. I would market it in the MLS and use signs.  Or like others have suggested, have a builder draw up plans for it and market it as "to be built".

Price, location, size, zoning, access, environmental issues, utilities, easements, setbacks, ground coverage, water & sewer or well and septic?, topagraphy, all can affect sale of land. Sometimes you can get a builder to give you a fairly accurate estimate on a certain model home, then you can market a to be built, but that doesn't always work due to cost overages. A lender that does new construction is also helpful.
