I have sold land and I marketed it to investors and on the MLS per usual and all the usual extras. Definitely get a drone video & photos to show off the topography.  Also, what is the land use...who's your likely buyer. Market to those groups.

Follow Barbara Todaro 's lead.  Hook-up with a top-notch builder and market it as a To-Be-Built both in your Residential MLS Listings, as well as, Vacant Land Listings. Not to mention, make sure you work with a builder who will pay you a commission on the finished home.

I don't but I bet Endre Barath, Jr. could answer your question.  

Lots of ideas on selling acreage, have even written a few articles on it. but I think that Barbara Todaro may be the expert on residential lots.

Personally, I would refer to a person that sells land. They have an instant network of investors.

to find land, target land owners using direct mail marketing....if you want the phone to ring with every mailing, use the land postcard that I've posted on this site....in the search box, insert barbara todaro land postcard and it should appear.....

once you have secured land, market it on many different sites and use networking too..... the title is most important with blog posts..... what would a builder/developer put in the google box to find land for sale?  there are many different titles .....use all of them...."market like you mean it" and you'll find builders....create a database for those builders and keep feeding them....everyone wants and likes a different land product....when you start finding parcels for each of the builders, they'll stick to you like glue....

land is their bread and butter....without land, the kids don't eat....

you need to tell each of them that you market for land....and you will include them WITH YOUR OTHER BUILDERS.....remember, people like to do business with successful people.....THAT'S ONE WAY OF LETTING THEM KNOW THAT YOU ARE A SUCCESS WHEN IT COMES TO FINDING LAND....and you'll NOW include him on your journey....

It is not much different than real property. Just put the lot size and mabe the zoning.

My comment is to spend time looking at Barbara Todaro's posts.  She covers in great detail how to find and market land.  You will be glad you did as building permists are rising all across the country.

If you can get a builder to do a rendering of the potential home on the lot, it can sometimes help.

Anne Corbin Market the property for the highest and best use. Use your areas Master Plan/Comprehensive Plan and Zoning Ordinance data to market the property for maximum exposure.

It depends on the location and type of land.

That is too long for anything to be for sale these days. To market land you approach every builder an ask for their highest and best offer. My land listings last days not months and never years 

Develop relationships with builders and developers by being active in your local builders assocation.

What is the ideal use? House lot, estate, farm, or ??? Target your marketing to the buyers that will see it value. And follow Thomas J. Nelson, Realtor's advice to use drone photography if possible. 

Anne Corbin - drones and aerial photograpy is one way - apart from marketing to buyers who are 'ready' to build the home on these parcels.

In my market, virtually all of the land has a big old house sitting on it - maybe it's waiting for the bulldozer!

Good advice from several Rain friends.  Not an easy sell so don't be discouraged.  There is lt on my country road the has been on market for ten years. Now half price but still too high.

Are they single home building lots or acreage ?

Land is dirt. If you are lucky it is gone quickly. In rural area 8 years is not long.

If it is priced competitively it should sell unless the location is not desirable. I would market it in the MLS and use signs.  Or like others have suggested, have a builder draw up plans for it and market it as "to be built".

I do sell lots and vacant land. I market them just as I do my residential listings. 

Price, location, size, zoning, access, environmental issues, utilities, easements, setbacks, ground coverage, water & sewer or well and septic?, topagraphy, all can affect sale of land. Sometimes you can get a builder to give you a fairly accurate estimate on a certain model home, then you can market a to be built, but that doesn't always work due to cost overages. A lender that does new construction is also helpful.
