Yes!  A bound booklet with color photos and descriptions, a detailed write-up, the MLS sheet, the school info sheets (for elementary, middle and high schools), local information, survey, Disclosures and floorplan.  Sometimes I include the sellers' letter, "If these walls could talk" or "What we're going to miss about living here."

information about the property is attached on mls to each listing.... results of testing, feature sheet, any inspection reports, etc....

we can (and I do) post them all on the MLS these days for download.

A loose leaf with seller's property condition report, lead if applicable, any updates and if winter pictures of the outside in summer.

I put everything in a notebook with a cover you can put a flyer in. I include:

• Individual photos of the home, page by page. 
• Sellers Disclosure
• Lead Base Paint Addendum
• Covenants & Restrictions
• Nearby Parks
• Nearby Restuarants
• School Information
• Utility/Cable Informaiton

We use to get  these from the title company but I haven't since then.

I do ask sellers to display a utility bills history and I have a prepared feature list for bueyrs to pick up. All other forms they need will be online with the listing.

I don't, but I do have a digital version that I offer to email to people who come through my Opens. 

I will soon be listing a house that was completely remodeled. I will have the sellers leave out copies of the building permits and inspection reports.

Flyers with photos and a description of the house.  That's all that is needed and even that is becoming useless.  Buyers shown by agents have the info already.  Best for open houses and unrepresented buyers.

I don't... I put 4-page glossy color brochures in the home and insert a professional floor plan.

Nah, we used to leave business card magnets, but agents got bent out of shape because their customers would take them

Everything we need to include is uploaded to MLS.  I do like Debe Maxwell idea of a note from the Seller on what they will miss - you never know what emotional button it is going to push!

Depending upon the property.  First, I put as much info on the MLS as available first.  I leave marketing material in the unit if it is a condo but it generally does not last past the first cleaning.  Fliers on the sign are useful in the early days of the listings for he neighbors but they do not last long.
