Our closings do not accept personal checks, so before we get to the closing the funds have been accounted for and ready for dispersement

I do suggest they allocate a bit of time before and after so we can go celebrate!

Pretty much the same as the seller...checkbook for unexpected issues, but that's never come up. If it's a cash closing I always advise the buyer to have certified funds. I had one buyer think he could write a check and use cash. He was young and thought he knew it all. He didn't listen to me. The title company wouldn't take anything over $500. He was from out of state and spent more than an hour running around to find a bank that would issue him a check, and he was charged a lot for it, too.

Fred,  Am I losing it?  I swear this was addressed yesterday.  Other than funds and photo, there isn't anything else they need to bring. I may remind them of the "process" of what will happen next and when we will record and get the keys to their home.

I tell them to bring a checkbook since it most cases they need to provide a voided check or deposit slip to have any funds wired to their accounts (sometimes it happens for buyers, too!)

In NC, buyers don't bring funds unless it's less than $5K, as anything more than that needs to be wired to the attorney. I tell them to bring photo ID, their checkbook (just in case).

The escrow officer tells them what is necessary based on the transaction.  In California, we don't have the traditional "closing table".

Check that the dates on your ID are current. If driver's license is old bring that and passport current. IF not a table funding state buyer may need to get copies of the wire transfer out (the online printout of the money going out to title) and the wire transfer request forms copy

The buyer should have already taken care of any funds needed for the closing and generally these are wired. I can say what not to bring...all the children in tow, the whole family or lots of friends.

Ok, not quite, other side of the transaction this time.

Once sold a home to a 90+ year old lady, who had been an investor for years and wanted this particular home to spend her final years in since it had been her first flip.

She brought a box of garbage bags to the table, started unrolling the bags to reveal all the cash she was going to need for closing.

Later that day the people at the bank were a little freaked out when I walked in with that much cash, but at least I did not bring it in hidden in between the layers of a roll of garbage bags.
