My answer will get blasted but forced registration works. I have 2 idx's on my main site, one with forced registration and one without. They both get equal page views but the one with forced registration kicks butt. Every now and then i experiment by turning the force off and the leads disappear. I send every email new listing upates. Right now i am writing a offer in the 300k range for a 'bugsy' who signed up 2 years ago.

I don't have foreced or even requested registration. I don't get many sign ups but I do get lots of direct emails or forms filled out. This means thay are more ready. I had one horse property enquiry yesterday, we are now in communication, sending listings and she has agreed to work with me. One rental which I don't do, so I sent her elsewhere after answering her question and one new construction with a question I have answered and will not stay in tough to nurture.

It's all about finding what works for you in your area. It really is location, price and type dependent.

I don't know of any such tools... someone is either inclined to leave their information or not based on what value they believe they are getting from your website. I'm not sure it's the lead capture tool so much as the "imagination capture" of the website.

We do not force registration, however if a visitor wished auto emails based on private search criteria then yes, they must sign up and give valid information

Forced IDX registration does work, but be prepared for a lot of fake people.  I go by "A Person" with an email of "A@A.com"

I agree that forced registration is where you'll get your serious leads - if you let them 'explore,' they'll use you up and will never have to speak with you. Those buyers typically find the listing agent and go dual purchase!
