As long as fracking is restricted in your state, it will remain there. NON-POLITICAL STATEMENT TO FOLLOW: With the current administration, you may find restrictions on fracking easing up.
Along those lines, I had a really cruddy piece of property. I kept it b/c I thought I owned the property rights (Maryland Property). I finally decided MD will never approve fracking, so I sold it. When title was done, I was informed I never had mineral rights in the first place.
