Our contract includes just 1. There is some howevers though, as a listing agent i communicate with my seller how the property needs to be left and when. For my buyers i like to walk through right before closing. If i think there will be issues, i may as for 1 before and then the one right before we close.

With the new TRID regulations I have found more dual walk throughs, and at least on one occassion it was a very good thing - generally I am representing buyers and so if repair issues exist best to have some time to deal with it.

Ours has TWO : FIRST for the purpose of verifying agreed upon repairs have been completed (the contract stipulates how much time seller has to complete and how much time buyer has after that deadline to do the walk through - it defaults to "within 3 business days" of repair completion deadline but has a blank spot to change) and SECOND right before closing to verify the property is in substantially the same condition as when offer was made (also defaults to "within 3 business days" prior to closing but has a blank spot to change).  -Kasey

There are no walk-throughs templated in the deal. Buyer has the right to inspect and reinspect after repairs are made, but a final walk-through is not in the deal.

Wayne and Jean - Our purchase contract does not specifically state how many walkthroughs the buyer is entitled to. It says:

Seller grants Buyer and Buyer’s inspector(s) reasonable access to conduct walkthrough(s) of the Premises for the purpose of satisfying Buyer that any corrections or repairs agreed to by Seller have been completed, and the Premises are in substantially the same condition as of the date of Contract acceptance.

Last month our state-wide forms were updated where this provision was hard-coded into the main body of the agreement to allow one walk-through within 5 days of closing.  Prior to that time it was in a separate Addendum, and required a box to be checked and agreed-to by the seller.
