Kathleen Daniels - Inna Ivchenko - Ryan Huggins - Thousand Oaks, CA arrived "here" before me.  In California our purchase agreement default states five days but that can be changed and a different number can be agreed upon.  

Default: 5 days  before closing of escrow or <choose how many days you need if any>, and a final walk  is not a contingency of the sale. 

Ours is one walkthrough 5 days before closing.

Our contract includes just 1. There is some howevers though, as a listing agent i communicate with my seller how the property needs to be left and when. For my buyers i like to walk through right before closing. If i think there will be issues, i may as for 1 before and then the one right before we close. 

Whatever we write into the contract and both parties agree to!

As Gabe Sanders wrote, yet often if there is a issue requiring repair, more may be necessary and sellers are wise to allow additional walk-thrus

With the new TRID regulations I have found more dual walk throughs, and at least on one occassion it was a very good thing - generally I am representing buyers and so if repair issues exist best to have some time to deal with it.

Our default language states a final walk-thru within 72 hours of closing.  But we are free to write in add'l ones if we feel it's necessary. 

Ours has TWO : FIRST for the purpose of verifying agreed upon repairs have been completed (the contract stipulates how much time seller has to complete and how much time buyer has after that deadline to do the walk through - it defaults to "within 3 business days" of repair completion deadline but has a blank spot to change) and SECOND right before closing to verify the property is in substantially the same condition as when offer was made (also defaults to "within 3 business days" prior to closing but has a blank spot to change).  -Kasey

There are no walk-throughs templated in the deal. Buyer has the right to inspect and reinspect after repairs are made, but a final walk-through is not in the deal.

Our contract entitles the buyer to do a final walk thru up to 3 days prior to closing.

 If it's not in the contract, put it in there.  You need that final walk-through... people take things, people break things.

We only do one walk-through unless there is a unique situation requiring two.

We fill in the blank so the final walk through is no later than the day we put on the contract. There is only one.

Nothing with regards to a final walk-through - just the freedom to access the home during our Due Diligence period for inspections and other Due Diligence investigations.

Whatever both parties agree to in the signed contract.  Sometimes it's one visit if its a short closing, and often its two visits.

In our state it customary to only do one walk thru before closing. Of course the buyer can always schedule another appointment to see the house before closing to take measurements, ect. 

Wayne and Jean - Our purchase contract does not specifically state how many walkthroughs the buyer is entitled to. It says:

Seller grants Buyer and Buyer’s inspector(s) reasonable access to conduct walkthrough(s) of the Premises for the purpose of satisfying Buyer that any corrections or repairs agreed to by Seller have been completed, and the Premises are in substantially the same condition as of the date of Contract acceptance. 

I have never seen that specified in an agreement.

Our contract includes a walk-through on the day before or the day of closing. 

I stopped by thank you very interesting to read about other places. 

It says nothing about walk throughs but we normally do it one day before closing to make sure everything is in place.

They are entitled to one..usually done the night before or morning of closing.

Each contract is customized based on the agreement of the various parties to the contract.

We have one final walk through per contract.  But at times if repairs are not completed in time we do a 2nd walk through.

Ours is not that specific... simply that buyer can have access to the home for due diligence and prior to close.

10 days. But it is a good idea one releases the contingiencies after touring or read a 3rd party inspection report.  

says nothing about walk throughs unless it's a new construction p/s.... everyone has a final walk through to be assured the seller is out as per the agreement....

It says nothing in any contract so walk throughs before closing is a courtesy.

Our buyers get one walk thru - "upon reasonable notice, has the right to walk through the Property prior to Closing to verify that the physical condition of the Property and Inclusions complies with this Contract."

Last month our state-wide forms were updated where this provision was hard-coded into the main body of the agreement to allow one walk-through within 5 days of closing.  Prior to that time it was in a separate Addendum, and required a box to be checked and agreed-to by the seller.

Like a final 24 hours prior so if things still need to be done, there is time!
