If the recipient is aware the house up the street was for sale (yard sign is a indication they do know) the 'Just Sold' card becomes 'event/observable' marketing. The recipient is PREDISPOSED to reading what they have observed.
However, the promise offered and the believability of the promise on the post card determines whether it 'works' or not.

I think they work best for niche and neighborhood marketing programs. They must go out consistently, and they can't be the only marketing you do. But they do work. I agree that the large format postcards work best. People throw out letters. But a postcard that is clearly about their own property value (or area of search) will get prospects' attention.

Any sort of postcard mailings work. All you have to be is consistent. I have had consumers call me from postcard mailings. I had one call me from a postcard I sent during my first couple of years in real estate. At some point in time you will get a response. . . . . . . even a number of years down the line. Keep sending them out.

Nicole - Yes they do work, especially as part of a consistent farming/ marketing plan. As several others have said, it just can't be 1 mailing and then none. If the listing is outside of your normal marketing area where you haven't built up any recognition, it might make better sense for those postcards to go to your sphere of influence / past clients to remind them that you are still making it happen in real estate.

They work, as others have said, as part of an overall marketing plan. Not everyone does them and they don't work for everyone, just like other marketing. We don't do postcards at all, but those like Barbara Torado live and breathe by postcards and are hugely successful with them. -Kasey

There is a young local agent I have known her for sometime. She lists at one home a week. This area is not Vegas. Most agents have 2 sales a year. She does $60-100M volumn a year. She sends out post cards 2000 around each listing. Some she claimed sold 250K over and she is honest about her claim. All sold way over asked.
