As a landlord, extra money is not worth it to end up with a bad tenant. I woudl rather have good tenant, good credit paying a little less than risk a tenant who starts to pay more and then stops paying

Unfortunately due to all the scams in rentals these days we really need to ALWAYS have a person to person contact and showing in order to keep from sending rent and deposit money to a western union account somewhere in Africa.

Well, we kind of have that but in a traditional way: every property receives multiple applications, but usually credit is the most important factor for approval. If someone has a low credit, going up in price alone will unlikely help, but providing a LL with larger downpayment and some other terms to make LL feel more safe would get a place.

Not sure extra money would make a difference if they are going to be an isue with the monthly payment. Perhaps a full year in advance? 6 months? This may just be a way for a vendor to make money off of landlords, and with some risks.

As a landlord, I have to agree with Scott Godzyk and Kasey & John Boles. This is not how I'd prefer to pick tenants. Maybe pre-screen some and then let the ones I'd rent to (if more than one) get on this system and duke it out.

Let us leave the 'bad credit' concern where it belongs.
However, a rental auction is a great idea.
After all, agents love to engage multiple buyers in an undeclared war.
Auctions is the perfect example of free market forces.
However, there exists always the dark side that have undisclosed reserves and end up perverting a good thing.
Would you participate or be effected by a website that allows agents to BID on buyers or sellers? Now that should be interesting.

The rental market here in SFBA has cooled down a lot. Most of them hesitate and even want a discount.
Before people bring all paper work and state they will offer more than asked.
I passed eBay headquarter front last week. It seems to be slowing down with fewer employees. These internet companies are selling nickels and dimes. Business is taken away by other giants.

I do nothing with rentals, so really have no opinion one way or another. At the end of the day, when there is demand for rentals, they will bid up the price without having an on-line auction.
