I guess it could be a benefit in a hot market. Ours is not that 'hot' where people stand in line on the sidewalk in front of the house. I think that buyers would come up to the house & door knock trying to get themselves in ahead of time. There are always folks ready to 'jump the line' right?

Drop ins, drive-byes, snoops, nosy neighbors, pushy agents trying to get in to show before it's ready, unqualified buyers contacting owners, etc. Although, some listing agents just use coming soon signs for bait. i can think of 2 right now where one has been up over 1 month, and the other has been up for over 4 months.

Downsides to the homeowner:  People WILL knock on their door!  They have to know to tell them that they need to contact their agent (or you) to tour when the home is ready. PERIOD!  

I tell the, "DO NOT LET STRANGERS INTO YOUR HOME!!"

Somethings are back and white to be so it is either offically on the market or not. Normally this is done by an agent who doesn't want other agents to sell it. Not a great way for a seller to get highest and best.

I hope I never know that answer.  I do not use coming soon sign riders.  Main reason is that some dumb ask will be knocking on their door wanting to see their home without an agent ... blah blah blah.  There is no need for those sign riders in my market.

It's a can of worms, and too long for a blog to explain.

BUT, it's a great marketing strategy that works really well when done right. Just make sure you have a solid understanding with the seller, in case you get a pre-mls offer. Because of liability.

It's Arizona's #1 reason of real estate lawsuits against agents. It's more $$ than a commssion - it's big $$$$ lawsuits. So know what you are doing like a  real pro and cover all your bases.

If you ask the AZ Dept of real estate, they well tell you that it's a no-no, and to proceed at your own risk as your E&O may not cover you.

when I market a coming soon, I don't put a price.... other agents could use that to make their listing more competitive....  I see no downside to putting a coming soon rider in front of the home, as long as there is a signed listing agreement....  and the seller has instruction to send any inquiry to you...

The sign creates interest and lets people be aware that the property will be available for sale soon. Good thing. The negative may be people knocking on the door of the homeowner wanting to see the home before it is officially listed.  I suggest making sure you have your listing paperwork in place before this is done so that the home doesn't get sold out from under you and under your sign!

I do that on most of my listings.  The downside is you get a lot of calls on it, people wanting to go see it, built-up demand and maybe even find a buyer yourself!

You are limiting the number of people that will know the house is on the Market, as only neighbors and drive-bys will see that sign Wayne and Jean Marie Zuhl - it is not in the MLS.  That could also be limiting the chance of getting a better price, or the Asking Price, because all potential clients and realtors will not see this.  Those that see that sign may not even be qualified or working with another realtor, so they are not vetted.  I do see that sign up often though.

In a brisk market the wait time can make the home get stale. When it's finally presented to the public it had better be the #1 house on the market or word will quickly travel and become a loser for the owners.

I would imagine knocks on the door. (and all things associated with opening that door)

And for some here on AR, state having to answer a knock on the door is the most egregious of impositions.

I see only benefit in a proper  'Coming Soon" strategy.

You only get one chance to be a new listing. WHY waste it with coming soon. Buyer want a price and want to see it now. Buyers who are ready to buy, will want to see and make an offer. You will get upset buyers and many will write off the home if they cant see it and buy it now
