Yes - quite often it is when I send them the Offer to sign. Most of my clients are referrals or past clients so, I am confident they're loyal to me.

If they are online leads, they get the BA fairly early in the process. It assures we're all on the same page as far as commitment goes!

I always encourage it but a lot of clients refuse to sign. Then I tell them you can sign for a week so you work with me for a week and see whether we both can work together. I learnt my lesson well that I don't want to take just everyone as my clients and I'm sure they feel the same.

Haven't in the past, but that was when buyers were more loyal.  Now, it's on a case by case basis.  The ones I'm working with now are past client referals so no BBA was needed.

Once we are in negotiations to buy a home, yes... so I can properly represent them as their agent and not the seller's sub-agent. Before that, not so much. At the end of the day if a buyer decides they don't want to work with you they'll find a way out of the agreements.... and besides, what are you going to do? Hold them hostage? I don't think that makes for good pr.

Yes, every single buyer, no exception. In AZ, we use a buyer agency, and an (optional) buyer-broker agreement aka an employment agreement (like a listing agreement but for buyers), that I personally have every buyer-client to sign. It establishes not only a procuring cause, but most importantly a buyer commitment.

     The Florida Association of Realtors forms titled, "Exclusive Buyer Brokerage" protect the Realtor and the Realtors' commission.  They do NOT protect the Buyer.   The only protection for a Buyer (short of using a lawyer) is to have a Single Agency Form, pursuant to Florida Statutes.
