Seller did not perform!

It was horribly sad and frustrating at the time but, meant to be...My buyers recouped all of their money and found a better home. They tell me, to this day, that they are SO glad the sellers defaulted!

 Fill out all forms correctly, get the proper signatures and initials, meet all time frames and deadlines, and there won't be any contract disputes.

  I haven't had a contract dispute in 30+ years.

A seller who refused to refund the earnest money due a purchaser per the terms of the contract. He eventually lost and had to pay the buyers attorney fees. Aggravating and time consuming.

Worst experience.

The seller, whom I represented, refused to respond to a full price offer.

I terminated the listing agreement.

Seller filed complaint because I did not give her a list of all the buyers who visited.

RESOLVED: No such list exists.

However I did provide a list of the brokers the buyer agents represented.

PS: this was a former FSBO.

I had a few...they were resolved in favor of my buyer clients simply because I stay informed about the law and don't put up with stupidity.  

I also don't back down from a fight.  I also NEVER pay to solve any problem.

The main reason that contract disputes arise it because there is an agent on one side with no common sense and a seller who operates on what they feel...

I turn over contract disputes to attorneys....real estate agents are not well-versed in contract law.... right??????   I made it a point of NEVER wearing the legal hat.... real estate agents should be using lawyers for contract disputes....

Spent months working selling and buying with one party. I sold their home. On buying side they released the all the purchase contingencies, then changed their mind wanting deposit back. The seller kept all EMD. It was my 1st deal, a horrible experience on two homes.

The biggest dispute is when a buyer or seller does not want to go through with the deal. The resolution is to get them to come together and close.

very fortunate to have never had a serious one.  Have had a buyer walk just prior to closing and have had a seller refuse to hire a professional to make repairs. I paid for the reapairs to get it closed.
