None are appealing to me. And I'm not competing with the flat fee and less than 2% commission agents... in fact, I'm often the second agent in on the listings they fail to sell because you get what you pay for.

Instead the are like everyone else and often are looking for a deal or a way to SAVE MONEY .

as an agent, I don't like any of them....

the sellers don't always want a discounted commission.... it depends on your presentation and what you have to offer.... they want a sale and they want to pay an agent who provides alot for them...

As a homeowner, I think #2 would appeal the most. I know what it will cost, regardless of the price obtained, and I can make my decision accordingly.

We all like to save money, no denying it. It depends on the demographic as well. I know that cars are always on sale so that ones not going to hook me. Flat fee might but I would want to know what's included. I would likely go for 3 if the service was in essence the same.

I have been a seller for a very long time and would not hire an agent who used any of these. 

I always sought out agents who did not feel the need to offer disounts, I wanted the best to market my properties and get the Best price and deal for me.

Only a fool hires a poor agent to represent them.

In my experience the flat fee brokers don't do too well... and they usually charge less than you are talking about.

Less 2% commissission is popular, we have people here who are known as 4%ers or "discount brokers" and then you have the redfins of the world who give everyone a rebate.

The only time I see "save 9,000" is when title companies and escrow companies are trying to get investor clients and offering discounted rates.

1. Is a car commercial,so it has nothing to do with real estate. #2  A flat fee for what? If it is commission, then the homeowner would like it. # 3 is lower RE commission, so the homeowner would like it. There is nothing the agent would like, unless they are buying a new car

If I am the typical consumer and don't know much about real estate marketing or costs I think any of these might appeal to me. If these were offered by three different agents I might be inclined to call all 3 and find out more specifics but if they wouldn't give me details on the phone I would be likely to assume its a misleading ad and go no further with them.

Not a fan of #3 because it discounts the buyer's agents commission & you don't want to get passed over by buyer's agents. The flat fee would be nice if I was selling an expensive property where the 5% commission would be much more- I'd like that as the Seller. I can't speak on #1 because I haven't heard about it. As an Agent it's 5-6% period.

I am not a discount agent.  You get what you pay for.  When sellers or buyers ask for a discount, I hand them a document with 200 plus steps in a real estate transaction and ask them to cross out what they don't want me to do.  

Of course, I've made concessions to make a deal work but only on rare occassions.  And it goes on the closing docs with lender approval if its a buyer, including the purcahse of a home warranty.
