It depends. Tech may be great but if the agent isn't it and the service is poor it can still be a lousy experience

Yes I do. I think that with pics, videos they get a good feel for the actual home. On the other hand, it might not be good for some types. They won't look at other homes that have bad pictures are in good condition but might be a good fit for them. Go figure.

Not necessarily. I think that there are some agents whose face and voice are likely the screens on their clients' phones & computers. They are SO into technology, they forget they are working with humans...and it shows!

Those who are truly customer-service driven use technology as a time-saving tool so they CAN provide the optimal experience to their very human clients!

A buying and selling experience is 100% hinged on the agent. Technology won't / can't do what an agent does for their clients.  Agents may use technology to enhance the experience BUT technology alone will not.

Up to a point. Technology is a tool that can't be overcome by service from a poor agent. And then there is so much information on the web that isn't correct. I get calls all the time about properties people see on Zillow that haven't been on the market for years... people get all excited about homes that are not even for sale! I don't see that as a positive experience. And then there are the AVM's... which lead people to incorrect conclusions about the value of their homes or homes they are considering purchasing.

Better consumer experience?

According the the consumer the answer is a resounding YES!

What I SEE is the challenge of 'unlearning' these consumers because of the Jerry Seinfeld principle.

When asked "How do you go about creating your comedy?" he responds, 'Pick something you know to be false and prove it true. It will be funny."

Consumers have been on the short end of the comedy script. However, they are happy,  So when does an agent say, "it simply isn't true."

The technology presents benefits and obstacles.  We can't go backwards so we need to make it an advantage.  It is our job to show why we have the knowledge and expertise to take fullest advantage of the technology and to show our clients why they need to run everything they find by us.  One thing I'll do is let them know that it is not mandatory to put all listing online.  There are many others such as why zillow, turlia and other sites are not realiable and in fact misleading.

I believe the only way a consumer is going to have a better experience, is if the agent delivers it.  I think agents using some of these tools can absolutely deliver a better experience if they use it to their advantage. For example, electronic document signing has led to a better experience, because it has been adopted and used.  I am guessing there may still be some agents that don't use it.

I recently sold a home through a new home builder who required that all documents be physically signed.  To meet deadlines I had to drive 30 miles to a hospital to get clients signature (he was an OB doctor and had three deliveries during the time frame we needed signatures.  Technology could have made that a better experience was it not for the home builder.
