My guess is the agent picked up a buyer at the open house that wants the home and is trying to get both sides of the commission by scaring everyone else off. Not an agent I would want to deal with if that is indeed the motive.

This is crazy. How can the listing agent assess your buyers' need, motivations, likes and abilities in just a few minutes time? I think this could be a possible Fair Housing violation because the assumptions are being made on other data.

Oh, boy . . .  that is such an awful statement to make, and to me, so not right.  Why would anyone say that, it's offensive, in the true sense of the word Praful Thakkar.  How could anyone, but the potential buyer, know if the house is right or not right for them.  I find that shocking . . .  and I would absolutely never say that to my seller nor buyer.  It sounds like discrimination in some way.  I will read replies below!

I would ask "Why?". When they are evasive, keep asking "Why".  Why Why Why.   I'd be interested to know their angle... and their is an angle.  Thinking that is one thing.  Putting it in writing was pretty risky.  The agent could be setting themselves up for some Fair Housing violation issues.  I say persue. Let them dig a hole and bury them.

I would suggest this response by the listing agent is DIRECTLY related to the information your buyer shared.

Whether is was a tirade against HOA or extreme liberal views, my bet is the buyer identified themselves as TROUBLE.

Of course, as real estate agents we prefer to throw each other under the bus and chant 'raise the bar,' 'had own buyer' or my favorite,,,'unporfessinal.'

So what did you buyer do that you are ignoring or failed to observe?

The home is right if the price is right Bob ....and they are ready, willing and able to put the wheels in gear to buy it. Saying it is not right, let the buyer decide and know the seller would not be happy about steering and discouraging the agent is trying to do. Discrimination of any buyer unless they can't get the money, are not qualified to buy is an ugly thing. The seller could be involved too when they learn it's Jed Clampett and the gang and thinking there goes the neighborhood... can't do that to the neighbors even if they did strike oil. Blame the seller in that case for the shoo shoo away Praful Thakkar ! Maybe the agent decided after the second donut at the open house he should buy this place... pushing all the lookie loos away. We need more to go on Watson, it is not always so elementary and obvious.

Actually Praful Thakkar I see two mistakes here the LA clearly made the first one, unfortunately I think you made the second one sharing that communication with your buyers. Which would be the nail in the coffin as it no doubt scared off your buyers from their budding interest.

If they did end up writing an offer I would advise them they should require it be presented directly to the sellers face to face. Since it sounds like the LA would not present it in a positive way and I agree with Anita Clark it sounds like something is going on here that is not playing nice ;)

Wonder what he saw? What made him think that? I'd certainly find out. I was at a listing with a buyer where the listing agent had to take us around, it's a large property. Right on the driveway she started to question my client what he wanted to do with the property. His answer was good, "let me see it first." We both shook our heads at that and my comment was, "does she really want to sell it with that attitude?" And, yes, the property has been on the market for awhile.

I would reach out to the agent and let them know that this email may be misconstrued as a judgement on their behalf as to WHO is going to buy the home.  And that's where Fair Housing violations exist.

Hopefully, it was just an overstatement of what they felt from your buyers, but I would certainly let them know it is not a good practice to make decision statements about buyers on listings.

I have never had that happen, nor would I ever do that.  Obviously he has someone interested and wants to sell the home himself.  That is not acting in the best interest of his client...  Wonder what his Sellers would think of their agent knowing he is purposely turning away potential buyers...

Hi Praful...I've never heard of a listing agent making a comment like that. Are your buyers still considering the house? I do not know if I would have told them what the other agent had said. That is why we represent the buyer, to keep emotional rhetoric from having an affect on the actions of our client. Did the listing agent mention a reason? I could see if it was way over your buyers price point but even then it is not up to the listing agent to come to that conclusion.
