Areas of Expertise
Our expertise really changes with market demands. Right now this is what we am seeing the market demand:
FHA-combined with the "down payment assistance" program. This is a creative and flexible means of no out of pocket financing. FHA also allows for 100% financing on HUD owned homes. FHA's 203K program, which is a rehab program. This allows for a home buyer to purchase a home that is in need of repairs and get those repairs financed into the loan, and still get the high financing that FHA has to offer.
USDA Rural Development loans, which allows 102% financing, for homes located in certain rural areas.
Jumbo loans have been out of the market for awhile, but that does not mean that it is still not needed. I make every effort to stay on top of which lender has the most competitive pricing for homeowners with Jumbo loan amounts.
Fannie Mae/Freddie MAC/Conventional is always available and is pretty much the vanilla of the industry.
Stated is not a huge hit right now, but is out there for the right homeowner.
