What is happening with Arizona Real Estate and Jeff Cameron?
What will 2011 Be ***2011***The Year of the Real Estate Recovery! Another year of helping people Short Sale, Invest in real estate, sell their home or find a new one. A year of learning more, more facts, more about life, more about myself, more about my wife and more about my children. Time to take what I learn and make life better!
The financial crisis has persisted for nearly 5 years now. But we continued to sell homes for our sellers even in the worst of times. In 2008, our team sales dropped below 50 at 48 for the first time since the 90's. It was a difficult time. And we continued to bring the facts to our clients, market their homes and get them sold.
Today, things are changing to the positive. We are working on multiple offers for our listings. Working buyer against buyer. Marketing with social media and the Internet to bring as many buyers as we can to a property. Last month, after being on the verge of selling one of our listings to a buyer, our marketing brought us another buyer. Negotiations continued and the original buyer pervailed. However, she paid $57,000 more for the home due to this other buyer pushing her. Our marketing brought an additional $57,000 to our seller. We sell 4 times as many of our own listings compared to our competition. I believe it is a combination of appropriate marketing and team work that gives us this edge.
Are you a buyer, sick and tired of getting beat in bidding wars? We work with banks, we sell a lot of homes, we have our UNFAIR ADVANTAGE which has helped buyers beat others, sometimes even higher offers! Do you want the Unfair Advantage. I share my whole life, so in just a few minutes you can know all there is to me at Youtube.com/JeffRCameron I am husband to my lovely wife Lisa, she shares so much with me that I would otherwise miss. We have 4 beautiful children, Meghan - Jessica - Keeley - Carter. I love mountain biking in the McDowell Mountains, SPIN class, playing with the kids, relaxing in the spa, playing my guitar and my Arizona Cardinals. I fund my life through being a Realtor. I am a Real Estate Agent in McDowell Mountain Ranch of Scottsdale Arizona, but referrals take us across the whole valley selling Bank owned property, Short Sales, Retail, New homes, Relocation, First time Home Buyer and more. My 2011 Goal is to Help Families affected by financial Meltdown. Guide families to legal and tax advise so they can make the best decision for them, Short Sale, Foreclosure or BK. With the real estate market bottoming, I look forward to helping friends, family and investors into income producing rental homes. It is time to profit from this over sold market. This year I will grow my blog and reach more people. I will help them with real estate questions, information on the valley and on my home in McDowell Mountain Ranch. As the market recovers I look forward to focusing more on my time and efforts on the North Scottsdale McDowell Mountain area.
Please call me or email at anytime so we can set up a 1 hour no obligation consultation.
A little history of what we have been through.
With the shift in the market several years ago, we found Short Sales and Foreclosure homes were the best avenue to help people. Yes, we still sell Retail, you know owners with equity, homes for our home sellers. However, most home owners with equity are not selling. As a matter of fact as we hed into the summer of 2011, and the market seems to have bottomed, why would a home owner with equity sell today? Well a couple of answers would be if they are trading for another home, relocating or have a personal reason and need to. For others, I would do everything you can to hold on to your home right now. Can you afford to buy another home and turn your existing home into a rental? This will be looked as as the best time to buy a home for years to come.
Back to Short Sales. So many people need help. What is best for them? Short sale, Foreclosure or bankruptcy? We help our clients meet with professionals in each category to get the FACTS, not be sold on their service. I have teamed with professionals that agreed to look out for the clients interest first. We have heard such horror stories from people. One person called and asked if she had to close escrow with the Recourse language in the approval letter? She was not our client but a friend. Her Realtor, closer friend, told her if she didn't close she would owe $45k in real estate commissions. We don't tell our clients what to do. We get them the right legal and tax advise, review alternatives and let them choose. By the way, the Short Sale addendum to the contract states the contract is contingent on the seller's approval of the banks approval letter. If a seller doesn't approve the banks approval letter, usually due to recourse language, then the contract is canceled and no commission is owed!
What our clients have to say about us...Testimonials!
“Jeff and Lisa, I just wanted you both to know that we’re missing our friends in AZ and that we’re thinking of you guys following our first week after departing Arizona. We had such a good experience working with the Cameron team and I wanted to let you know that the experience truly met all of our expectations.
While no homeowner likes to lower a listing price on their home, you kept us so well informed of the marketplace changes and of the latest up to date sales data that we were well positioned to price our home for sale within the time frame we needed. While doing this at a closing price that was acceptable, we really couldn’t ask for more. We wish you all the success with your business and with the great neighborhood we left behind. We’ll be in touch and hope to visit you during the next year.”

I shortened the names for privacy! Their Short Sale helped them to avoid bankruptcy!
Thank you for helping to make a New decade possible! S… and I really appreciate the extra efforts by you and your team to get our short sale approved with the appropriate releases so that we can have a fresh start in 2011. There are a lot of people who weren’t as fortunate to have you helping them and are facing more dire consequences. May God bless you, your family, and your team as the New Decade takes hold and creates a new momentum in your life! Very best regards, J.
“Jeff, I am still receiving your e-mails and frankly I find them very informative. I received one today that hit very close to home. I would have chosen you to represent me in my home sale, however my husband overruled me. Now he is very unhappy and frankly so am I. I am not sure what we should do. We put in the granite top, we also put in a new microwave over the stove. Purchased a new rug for the master bed room. House is freshly painted inside and out. And, we lowered the price (lower that what the agent suggested) and to be honest I have no idea what to do next. I see that you just listed a home like mine on Anderson, and I was hoping you might give me some insight on what we are doing wrong. I know this is a imposition but to be honest I don’t have a clue what I should do. Thank you for any help you might offer me.” - Tatum and Bell resident-name removed
