What will 2011 Be ***2011***The Year of the Real Estate Recovery! Another year of helping people Short Sale, Invest in real estate, sell their home or find a new one. A year of learning more, more facts, more about life, more about myself, more about my wife and more about my children. Time to take what I learn and make life better!
The financial crisis has persisted for nearly 5 years now. But we continued to sell homes for our sellers even in the worst of times. In 2008, our team sales dropped below 50 at 48 for the first time since the 90's. It was a difficult time. And we continued to bring the facts to our clients, market their homes and get them sold.
Today, things are changing to the positive. We are working on multiple offers for our listings. Working buyer against buyer. Marketing with social media and the Internet to bring as many buyers as we can to a property. Last month, after being on the verge of selling one of our listings to a buyer, our marketing brought us another buyer. Negotiations continued and the original buyer pervailed. However, she paid $57,000 more for the home due to this other buyer pushing her. Our marketing brought an additional $57,000 to our seller. We sell 4 times as many of our own listings compared to our competition. I believe it is a combination of appropriate marketing and team work that gives us this edge.

A little history of what we have been through.
With the shift in the market several years ago, we found Short Sales and Foreclosure homes were the best avenue to help people. Yes, we still sell Retail, you know owners with equity, homes for our home sellers. However, most home owners with equity are not selling. As a matter of fact as we hed into the summer of 2011, and the market seems to have bottomed, why would a home owner with equity sell today? Well a couple of answers would be if they are trading for another home, relocating or have a personal reason and need to. For others, I would do everything you can to hold on to your home right now. Can you afford to buy another home and turn your existing home into a rental? This will be looked as as the best time to buy a home for years to come.
Back to Short Sales. So many people need help. What is best for them? Short sale, Foreclosure or bankruptcy? We help our clients meet with professionals in each category to get the FACTS, not be sold on their service. I have teamed with professionals that agreed to look out for the clients interest first. We have heard such horror stories from people. One person called and asked if she had to close escrow with the Recourse language in the approval letter? She was not our client but a friend. Her Realtor, closer friend, told her if she didn't close she would owe $45k in real estate commissions. We don't tell our clients what to do. We get them the right legal and tax advise, review alternatives and let them choose. By the way, the Short Sale addendum to the contract states the contract is contingent on the seller's approval of the banks approval letter. If a seller doesn't approve the banks approval letter, usually due to recourse language, then the contract is canceled and no commission is owed!
