With Tallahassee being the capital city of Florida, numerous amounts of people get transferred by their company to Tallahassee everyday. At Century 21 we have a program to help those buyers in such a pressing situation. I am blessed with the opportunity to be part of the group of Realtors that help those relocating to our wonderful city and are able to successfully facilitate the transaction in such a rushed situation. When it comes to working with sellers, I specialize in properties ranging in price between $125,000 - $700,000. I am aggressive in marketing the property to our local market as well as all around the world via our intense internet marketing strategy. I consider myself an active agent vs. a passive one..... I market the property not only on the web through our numerous high traffic websites, but also by the most powerful mode of advertising - Word of Mouth..... I network with past clients and other sellers and realtors until I find the buyer willing to purchase the property vs. just waiting around until one miraculously appears. We are currently in a tough market where we are oversaturated with inventory and there just aren't enough buyers. In order to achieve the results that my clients expect from me and my company, I have taken my marketing strategy one step forward and are reaching as many people as possible to make sure that I get the most people in the door to see the property.
Since I am working so hard to get people in the door to tour the property, part of my services is to help the seller prepare the home for showings. I provide my clients with a list of suggestions that if executed will guarantee a better showing and raise the likelihood/ opportunity for an offer in the quickest amount of time possible.
Additionally, when working with sellers, I prepare a market analysis that indicates a current value range for the property. My honesty in this process is what separates me from the competition. Surprisingly, some realtors will list your home at whichever price the seller wants regardless of what the research of the market indicates. They do this only to "win" the listing and count on later reducing the price after it knowingly doesn't sell. This method is a disservice to the seller as it wastes their time, it ruins their expectations and creates an unnecessary amount of stress to the parties involved.
