Meet Dick Todhunter, Please....

Briefly, I am a real estate agent with 20 years of Mortgage origination experience, operating a boutique real estate office.  I specialize in Internet marketing and state of the art technology application to the real estate process.

That is my goal in working with all of my clients.  These are truly trying times and you need an experienced coach, in the real estate, mortgage and financial thought process of the transaction.  Meet the Coach.

Onwards! 

By education I wound up with a BA in Marine Biology and Environmental Sciences, a wonderful education but limited options.  Eventually ending up with an MBA in Finance from the University of Puget Sound.  Then along came success as a real estate investor.  Once owning over 50 rental units, including SFR, duplex, triplex up to a 12 unit apartment house.  Authored and marketed a real estate investment software, back in 1983-86 from Seattle to Australia.  Thirteen different rates of return and designed to produce great informative reports. This simply put means that I have a complete grasp of Finance and Investment from the ground up.

Thirty years of real estate sales, brokerage, investment and mortgage experience means that you have a wealth of knowledge available to you.   Following the financial markets for thirty years gives one a perspective on history, cause and effect.  As a nation we have done things with our financing, wars with no tax increase, great society with no tax increases causing runaway inflation and leading to the Savings and Loan debacle and the Resolution Trust Corporation remind one of where we are today.  More wars without raising taxes to pay for them.  A sinking dollar.  A mortgage crisis, a world financial crisis.  And I believe in real estate as a hedge against inflation, regardless of what the current situation looks like.

I started a mortgage bank, United Pacific Mortgage in Feb. 2000 and sold it in 2004.  What a wild ride that was!  By the time it was over I had created a mortgage bank, had about 120 loan officers, 20 processors and completed about 4,500 mortgages for over $850,000,000 in total mortgage volume.

Over the years we have built up a great web presence which attracts buyers and sellers alike.  We know how to market to the Internet (where 72% of home buyers begin their search.

Dick has great marketing programs!  We called him on a home because he had an 800 number hanging from his listing.  We didn’t want to talk with a real estate agent, we just wanted more information.  We were intrigued enough by the voice message to decide to use him as our real estate agent.

We found a home on Lake Washington that we really wanted, even though it showed many signs of deferred maintenance.  Dick showed us the home and met us to write an offer.  What kind of sales person is he!  He has ethics.  He spent two days talking us out of buying an albatross!!  And he could have sold us an albatross.

After our great disappointment and then satisfaction with his vast experience and professionalism he found us exactly what we were looking for.

My business failed.  I didn’t feel that I had any choice so I declared a chapter 13 bankruptcy and worked at paying off all of my creditors.  The problem was that it would take me forever and I was very unhappy.

That’s when I met Dick.  He showed me how I would be better off by selling my home and paying off all of my bills ending my bankruptcy.

Enough about me and my problems.  Dick worked very hard.  I originally listed the home at a price higher than recommended and the house didn’t sell.  We dropped the price and Dick went back to the realtors who had showed the house.  He notified other realtors of the price drop.  He got the house sold!

Yes, I will work on Tyler’s car for free for awhile!

   This was my first home purchase.  Dick was very patient and understanding of my fears.  His response was to educate me in how to look at a house and we did look at houses.

He explained things which needed to be done when I became a homeowner and what things I needed to be aware of.  

We made a couple of offers, coming in a poor 2nd, before we were able to get the best of the homes we looked at.

I needed to move to Arkansas.  Dick listed and got two of my properties sold.  

He has a professional attitude towards selling our homes and informing us about the progress of our sale.  He was on top of the transaction from beginning to end making sure that all went well.  

However, the second home sale had problems; it fell apart at the actual closing the first time- the buyer simply refused to close and walked out.  Dick asked for and got me the buyer’s earnest money of $3,000.  The second sale of this home went smoothly.

We tried to sell our Lake Stevens home ourselves.  My sister recommended that Dick meet with us to explain how to market our home.  We tried for awhile but got tired.

Dick listed our home at a price higher than it should have been (we shouldn’t have) and after a month we finally got an offer and sold the home.  Dick did a great job, except for our asking price.  

Our house was SOLD!  Now we needed to buy a home before school started.  Dick found out what we were looking for in a new home and did all of the leg work to find homes that met our needs.  We actually purchased our dream home, and it was in a gated community next to a private playfield.  What a mothers DREAM!
