About Us:
Please let me begin by saying thank you for your interest in me personally, and professionally. I hope you have enjoyed navigating my page, and I would appreciate any feedback or comments you may have for me. As a native of the Wilmington area, I have witnessed a massive transformation. As a child I watched as Wilmington grew from a sleepy port town, to a bustling micropolitan. As a child I worked with my fathers company building homes across the southeastern NC area, and to this day appreciate the priceless experience that offered me. I attended school in town, and even won a State Championship in wrestling. I left for Chapel Hill to attend college, and returned to Wilmington where I met my wonderful wife. When I returned home I focused primarily on a technology career. My expertise was graphic, and web design, but much of that work dried up after the .com bust. I started working for Dell as a network systems administrator to the Camp Lejune Marine Base. Although this was a very fulfilling job, I decided to leave because of the amount of travel required. This is how I began my full time real estate career, and it was a big step in my current direction. I started out working as a property manager for vacation rentals. This was great experience for many on many fronts. In addition to managing hundreds of rentals, I also designed our website and optimized it to be the #1 rental site on Carolina and Kure Beaches . I built a massive database of investors, vacationers, renters, buyers, and sellers. In addition, my experience in the area has earned me contacts with thousands of contractors and business owner's in the area. My broker in charge at the time was involved in international and commercial development. I was lucky to be involved with such massive projects at a young age. Although we had quickly become a powerful force in rental development and management, in 2004 my broker in charge and I agreed that it was time to begin handling sales for our more valued clients. I became broker in charge of a partner firm, and began selling premium properties. The transition was natural as I had been directly involved in real estate all of my life. However, I also took my real estate education very seriously. I am a firm believer that in this age of information, the only way to stay on top is to constantly seek knowledge. I have over 200 hours of real estate classroom time, and have also earned my ALHS (Accredited Luxury Home Specialist) I am also in the process of completing my GRI (Graduate Realtor Institute) and SRS (Seller Representative Specialist) this year. In addition, and perhaps more importantly, I literally spend 10-20 hours a week researching real estate news, blogs, technology, trends, market indicators, and client tools. Technology is particularly hard to keep up with, but my background has served me well. I have an eye for powerful tools that may help my clients, but still utilize the trial and error method. My flexibility and eagerness has made me an absolute expert on real estate technology. I am a member of a massive social network, author of a popular blog, and utilize methods of presenting my properties that no one else in the area has grasped yet. 3D models, virtual flyovers, and video walkthroughs make buyers feel like they have stepped into my listings. Despite the massive housing crisis we are currently facing I have remained successful. Granted I work 60-70 hours a week, and don't make nearly what I used to, thousands of brokers have gone out of business over the last year or so, so I am thankful. I attribute most of my success to two things. One, my customer service is phenomenal. I have never had an unhappy client because I never fail to advise, or treat my clients as I would my own family. Sometimes this involves telling my clients something they don't want to hear, but in the end they always appreciate my honesty. Second, is the amount of effort I put forth to make sure that my clients have the absolute best representation in the business. I literally spend hundreds of hours personally working an individual listing. My dedication has served me well with the listings I take, and buyers I work with. As a result of the amount of time I dedicate to my listing and buyer clients, I am extremely diligent in accepting new clients. Referrals from past clients are a large part of my business, and this allows me more time to work with my current clients personally, rather than spending much of my time looking for new clients. In addition to my career I also find time for a social life. My favorite past time is taking my wife and two dogs over to Masonboro Island for a day of beach fun. One thing I absolutely love about my career is that I can run my entire business from my PDA while boating! I also enjoy activities such as snow skiing, hiking, rock climbing, and just about anything that gives me a workout without my knowing it. I love to relax by taking my dogs to the park at night and walking while they run around nearby. My favorite movies are comedies because I love to laugh, and I love a wide range of music. While the current market is not a great time for this, I also enjoy buying homes to fix up and resell. My experience in the building industry and real estate uniquely qualifies me for this, and I have enjoyed great success. My goal is to become the number one property manager in the Wilmington area while also handling sales of premium properties for premium clients.

Sellers: Often broker's inflate actual market value to earn the listing. Because of the nature of real estate, this is devastating because it weakens interest during the critical first weeks. Through education, examples and true net sheets, I easily demonstrate for my clients how listing for my well researched price will produce substantial benefits. For instance, if your home is on the market for two months longer than it should be. Let's take a look at some broad numbers.
Mortage for two months $1600 - $5500
HOA Dues for two months $50 - $1200
Utilities for two months $250 - $750
Maintenance $100 - $2000
Now take into account the following additional costs incurred by a higher sales price, while your carrying costs almost completely offset the additional purchase price.
Commission: A result of Purchase Price: 4% - 10% ( Commissions are negotiable)
Excise Taxes $2 per $1000 of Sales Price
Possible Capital Gains Taxes $ Appox. 22%
Now consider that your market may be depreciating. This can be particularly devastating to your final price. A competitive price will generate much more interest, activity, and demand. It will get your home sold sooner, with less cost.
Buyers: I have a proven trck record of finding my clients the best deals in the market. It's not unusual for my clients to save 10-15% off of the asking price. Because of this, I can confidently offer to pay you $1000 if you don't save $5000!
