It’s About Leverage

The key to selling Houston real estate is about leverage; who has the justification in the real estate transaction. When a home is overpriced, the leverage is in the buyers hands. The buyer is left to take as much time as they want in negotiations, there is no sense of urgency for them to stay in a deal, and the buyer will usually nit-pick issues since they know there is no one else interested in your home.

Using our pricing tools, our clients are educated on the local real estate market. We aim to provide the research that will enable our clients to take the leverage in their transaction. Our clients understand that the market value for their home is determined by evaluating their needs along with the sold history of home with similar features, amenities and condition. At the end of the day, we feel that our clients understand their pricing strategy; an empowering feeling when negotiating with prospective buyers.

 

It’s About Communication

Probably the number one complaint about real estate agents is that communication is not a function of their day to day business. Sellers cannot get a hold of their agents, or perhaps an agent will not call their client throughout the sale of their home.

Our system includes a communication plan that keeps us in close contact with all of our clients. We are also available Monday through Sunday to answer any questions that come about. The MyHomeHouston team embraces technology to allow our clients to send speedy emails, or chat online. All these forms of communication allow for our clients to never feel left in the dark. "Steve was very thorough in explaining every part of the process, in keeping us up to date with emails, phone calls, faxes, etc, and put forth extra effort to help where he could with any problems that arose. He even went, what I would call out of his way, to help me get a second opinions for mortgage lenders, and repair services which came in very handy at closing. 

In my particular case, I needed a second opinion on the AC for the house I was fixing to buy since I believed it was questionable. He not only called around looking for a company with a good price, but even scheduled it once he got my approval. This is typically the buyer’s responsibility but he knew we were in a stressful and busy situation, so he did all of the work for us. It came back that the unit was in very poor condition. Steve worked to get me money to replace the unit at the very day of closing being that we found out that we had a problem the day before closing.

We closed on Thursday and I was very happy with Steve as a realtor, but I was even more happy when a day after we closed, the AC compressor went out on the house, and we had the money that Steve helped us to get from the homeowner for replacing the unit. It’s not hard to see that Steve doesn’t want you to buy a house you will not be happy with. I was so impressed with his service compared to what many of my other friends had to deal with that I offered to write this review for him since I like to give credit to where it’s due, and in this case it’s every bit of deserved.
