I promise I will have a final HUD settlement in your hands (or e-mail) no later than 24 hours prior to closing. It will be within $100 of what I quoted you, period. If you need to close quickly, I will give you a written guarantee that we will close in 10 days or less, guaranteed with a $500 commitment, if we fail to close on or by your contract date, I will give you $500 at closing (on the HUD).
