About Me:

Residential real estate appraisals and consulting.

I have had 10 years of experience in Upstate New York. I am grateful to have been trained there, as few homes are truly comparable to one another (since most homes were built in the early part of the 1900's.) With the difficulty of appraising such a non-conforming market, I learned necessary skills and work ethic which have made my move to central Florida a successful one!

Now, I am appraising full time in Central Florida (Lake, Orange Osceola, Polk, Seminole, and south west Volusia counties). I find my day to day tasks a great joy since so many homes here are conforming with planned unit developments, condominiums, and tract housing. My research skills garnered in the Upstate New York market, have made my reporting in this market, much more effective and thorough.

My day to day operations include assisting clients with valuations for refinancing, HELOC loans, and REO properties.  I also have had extensive experince in the Florida market appraising multi-million dollar homes.  I enjoy these projects as they tend to pose sufficient challenges for comparables, details, and the inspection process - that I truly get "engaged" to develop my report. 

My years of full time experience appraising in Central Florida, has made me very familiar with both rural and the more densely populated areas around the counties I cover!

My Technology

I am a truly "mobile" appraiser.  I am 100% paperless - meaning that I have no need to print documents and retain all my work in a digital format.  I stay compliant with state and appraiser guidelines by utilizing multiple off site back up systems. 

This technology has enabled me to stay connected by a virtual office from anywhere I have an internet connection.  Instead of a clip board and paper, I complete my inspections with a hand held device which allows me to take all my notes, sketch the property, and actually fill in portions of the appraisal report on site.  This syncronizes back to my laptop (which is always with me in my traveling office) - and using area hotspots or my phone's internet connection, I can actually complete an assignment from anywhere!  If I have a 2 hour break between appointments, chances are you would find me at a local Panera Bread having a coffee and writing up my report!  My clients expect to receive credible, thorough appraisals....but they also want them ASAP!
