Home Staging Services
Realtor Or Homeseller 'Short & Sweet' Consultation
Are you short on time or on a tight budget and prefer to do most of the staging work yourself? If so than this is the consultation for you-'short' in length but 'sweet' with information!
During this consultation we will tour your home together as I use my 'buyer's eyes' and you take notes on what changes need to be made in each area of your home. When I leave you will be armed with a 'to-do' list specific to each area of your home that once completed will have your property Staged to compete and WIN! This service includes up to two hours of consultative time and color consulation if needed (anything over 2 hours is billed at $70.00 per hour). We'll also leave you with our "Tips For How to Be Show Ready" handout that will keep you on track with living in a Staged house once your to-do list is complete.
After this consultation, you're free to complete your 'to-do' list on your own or we'll be happy to come back and help with as little or much as you desire. Should you require assistance with any of the items on your list we will also be happy to refer you to one of our preferred contractors. If desired, we will also work up a proposal for whatever your needs may be-including rental furniture and accessories.
Payment is due at the end of our consultation and an invoice will be presented at the end of our session.
Fee: $120.00 for up to two hours within a 20 mile radius. $25.00 surcharge over 20 mile radius.
Comprehensive Full Service Staging Assistance
If you decide that you would like someone to manage your entire staging project, we will be happy to work up a proposal to handle your project from start to finish. First we will arrange a time to come out, view the property and take pictures. We will then present a written proposal for your individual consideration. There is no charge for this service.
Vacant Home Staging
We are Richmond's premier vacant home staging specialists and provide professional staging assistance throughout Richmond and Central Virginia including Williamsburg, Charlottesville and Fredericksburg. We have an extensive inventory of furniture and accessories available at all times-enough to do several houses. Since we own our own furnishings, we're able to provide an outstanding value with higher visual appeal than typical rental furniture.
How much does Staging for vacant houses cost? The investment for staging a vacant property is nearly always LESS than one percent of the asking price. Let's take a moment and do the math. The National Association of Realtors reports that vacant homes take 78% longer to sell. Also, US Housing and Urban Development reports that a "staged" house sells on average 17 percent higher than a non-staged house. When a seller figures what their monthly holding cost will be-including monthly mortgage, utilities, insurance, taxes, yard maintenance, etc. along with the typical price reduction that will come after a couple of months on the market because the home lacks buyer appeal, the Staging investment can actually be calculated as a HUGE savings.
So, "To Stage or not to Stage?" The 'price' of leaving a home vacant can be a lower selling price and a longer time on the market. You must ask yourself if this is a price you can afford to pay?

As a Realtor in today's market, I need all the help I can get in marketing my listings. I have used Richmond Home Staging and Redesign several times for my newly renovated and vacant homes. I cannot say enough good things about this company. The furnishings are absolutely lovely and Pam's eye for color and detail cannot be beat. She continually kept in touch with me to see if there was anything else I needed. I must say, most of the potential buyers spent more time looking at the furnishings rather than the houses! My house had been on the market for 18 months with few lookers and NO contracts. My daughter suggested using a Stager and I found Pam on the internet. That was when things really changed. I took the house off the market for two months to update the interior following Pam's suggestions. Pam then staged the house to appeal to the targeted buyers. The house went back on the market in late Fall and I expected to have to wait until after the holidays to see any activity. However, activity picked up right away and I had a contract within a month.
Without Richmond Home Staging and Redesign's expert advice I would probably still own the house. Thanks Pam for a job well done!

I just want to thank you again for the way you made my home shine in a tough market! Who would have known that people really are so unimaginative that they can’t visualize their own furniture in an empty house! I thought staging was a waste of money and unnecessary, but when you pointed out that the only thing people have to look at in an empty house are the flaws, it made perfect sense.
