Latest Market Statistics for Radnor, Tredyffrin and Easttown Townships*
For the 30 days ending January 21, 2008 in the 3 nearest townships, there were 28 single family and twin homes that settled. The average discount off the original asking price was about 92%. Three of the four homes in the $700,000 range went for over asking price, with the fourth fetching 95.6%. The 8 homes over $1 million (with the exception of one newly constructed home which sold for 104% of asking price in one day) had the largest discount at 84%. The highest priced home sold during that period at $4 million was at the largest discount, or 72.8% of asking price.
Over half of the homes in these 3 townships were in the $400-800,000 range. In this price range, the average discount was 94.6%, a respectable showing.
Days on the market varied significantly from 1 to 312, with 8 homes selling in less than 10 days. The average of 71 days is not significantly off the norm for this area.
