100% Developer Financing Anywhere in the World

International Financing Solutions has secured a partnership with an Investment Group to supply 100% Developer Financing on any project around the World. The projects must need a minimum of $100 million in funding and need to be either "Green" or "Humanitarian" in nature and can be virtually anywhere in the world.

Here are the guidelines / particulars about the financing program:

  • $100 Million USD Minimum Loan Amount, No Maximum
  • Must be "Green" or "Humanitarian" in nature
  • Construction period for three years with seven more years to pay back the loan.
  • No Pre-payment penalties if paid back early
  • No payments for the first 24 months (payments are deferred until the 25th month)
  • Interest Rate is roughly LIBOR + (200 to 400 basis points)
  • Closing time is roughly 90 to 120 days
  • Closing costs included in loan (except for legal fees)
  • Loan Closing happens in country of origin
  • Loans available ANYWHERE in the World (except for Iran, Cuba, & North Korea)
  • No Commitment Fees
  • Loan can cover multiple projects under a single funding
  • Projects can be located on multiple parcels of land
  • Lender does not make Site Visits (saves borrower money)
  • Lender does not ask for Appraisals
  • Financial on Principle Partners are requested but seldom used in qualifying.
  • Subject Property can be selected and purchased AFTER the loan funds
  • Loan will finance 100% of the land acquisition

  • The Management Team must be extremely strong and experienced
  • If a residential development, there must be presales or an extremely strong Business Plan
  • The Underwriters do an extensive investigation on the Principles and companies involved in the development / management. If you have a shady background, do not come to us for financing. The investigation will take 45 to 60 days.

What do we need to review your file for possible financing?

  1. A detailed Business Plan
  2. A 10 year Pro-Forma

This is an outstanding program which is financed through an Investment Group that has been in existence close to 100 years.

As a whole Central America is booming in growth. Countries like Nicaragua, Honduras, Costa Rica, Belize and Panama are all see huge growth in Development. Some of these countries are busier than other but as a whole, all of this part of the world is popping with investment.

An individual or company can't go wrong investing money in any of these countries. Residential Developments, Resorts, and small Cities are showing up all over the map.
