Every week I complete a market study that is focused on the current activity and trends of the Knox County real estate market. I create charts and graphs of recent home sales and their price ranges, I pay special attention to how long homes take on average to sell, what the average amount of negotiation is commonly called their "List To Sales Price Ratio. I also track how many homes are for sale in each price range and I compare that number with how many homes have sold and this helps me determine what our monthly absorbtion rate is and by knowing these statistics I can forecast what price ranges will be hot and which ones are slowing down. This information is equally important regardless if you are buying or selling a home through me because this information will determine if you are in a buyers market, sellers market or a balanced market.
