My philosophy on inspections is simple. I am hired to inspect thoroughly and report clearly whatever conditions I find at the subject property, with the  ASHI Standards of Practice as the minimum. I am an advocate for my professional opinions only. I will neither document tiny flaws nor ignore noteworthy ones. My work is the same no matter who refers me. My home inspections typically start with the exterior of the property and end in the attic and crawlspace, if applicable. The entire home is inspected including the plumbing, electrical, heating and cooling etc.

Energy Evaluation with Thermal Scan

Comprehensive Inspection: This inspection exceeds the ASHI standards and involves testing equipment such as digital circuit analyzer, combustible gas detector, moisture meter, and includes all accessible areas within the SOP. This is the recommended inspection for most buyers. This inspection takes approximately three hours to complete.

Basic Inspection: Includes roofing, electric, heating and plumbing. My basic inspection, often called a Four Point Inspection, is intended to determine the general condition of only these components. This inspection takes approximately one to two hours to complete.

Pre-Offer Walk Inspection: This inspection is performed once you narrow your search down to a few homes. I will attend the walk through with you and give my professional opinion on the condition of major components. This inspection does not include a written report nor does it substitute the actual inspection.

Rental or Security Deposit Inspection: Designed to help the property renter or owner to document the current condition of the home. A Basic Inspection is performed with additional photos taken of the walls ceiling and floor areas.

Pre-List Sellers Inspection: This program generates more confidence with potential home buyers, thereby generating more offers with less last minute hassles. After the inspection is performed, the seller will receive a yard sign stating the home has been pre-inspected with an inspection report available. This inspection should not substitute the buyer's inspection.

Home Warranty Inspection: Completed just prior to your new home warranty is set to expire. Any issues discovered during this inspection can be brought to the builder's attention for correction.

Energy Evaluation with Thermal Scan: An examination of the various energy components of your home, including windows, attic, and heating and cooling elements. Each room is also scanned with an infrared camera used to identity areas of heat variations, indicating heat loss or air infiltration.
