If you are looking for an unexpected, but great surprise - a good Realtor, then Steve Capen is the man for the job. We listed our house in Tampa with Steve in April, 2008 in a horrible market. On top of bad market, our house was in a neighborhood with mostly identical homes for sale - and there were a lot for sale. Steve aggressively marketed the house, evidenced by consistent showings. Within two months we had a contract on the home. Actually, we had several offers, but Steve helped us choose the offer that was most likely to close by getting to know the buyers. Of course, our home was a "short-sale," but even that aspect was fairly smooth. The best thing was that Steve was always available, proactive, and persistent in moving the sale through the process. He was able to negotiate even further with my lenders at the end when some unexpected costs came up, and we closed. 2008; short-sale; Tampa, FL = 4 months start to finish - need I say more?   Thanks for everything,   Tim and Sue
