Here at Homeplace Advisors, we give our clients more options when it comes to buying or selling a home in Champaign-Urbana IL.
The way it works is simple: Instead of only offering a one-size-fits-all package of services like most other companies, we give clients different service packages to choose from as well as different payment plans. Then we help our clients decide which option is best for their individual situations.

Selling Your Champaign-Urbana IL Home
Along with the different service options we offer, there are different levels of fees, too. Some of our clients have saved hundreds of dollars with us compared to working with a more traditional company because they were able to select the services they needed and avoid paying for the services they didn't need.
Our listing agreements are risk-free. If at any time you decide you'd prefer a different service or payment plan, you can switch. We also offer short-term listings allowing you to "try us out" without being stuck for 6 to 12 months. And if at any time you're unhappy, you can cancel the agreement. That's our guarantee.
While our specialty is working with relocating clients and first-time home buyers (see below for more info) we have also worked with clients needing more space, clients who are downsizing, and clients in a variety of other situations. At Homeplace Advisors, we offer home buyers a couple of options.
Option One: a full-service commission model where we, the buyer's agent, are paid by the seller and the buyer does not pay us directly (this is how real estate agents are traditionally paid). In other words, if the buyer does not end up purchasing a home, the buyer still owes us nothing. It's risk-free for the buyer.
Option Two: a "share the risk" program where the buyer pays a small up-front fee, then receives that fee, plus an additional rebate, back at closing. For those who are certain they want to buy a home, it's a great option.

From growing up in the mountains of southwest Virginia to creating a life here in Champaign-Urbana, Illinois with my husband, my life has been a fortunate one. I have amazing parents who came from modest backgrounds and who taught me to be thankful, to work hard, and to dream big. I truly believe that you get out of life whatever you put into it.
My husband and I relocated here as many people do so that he could attend the University of Illinois. Champaign-Urbana has been a wonderful home for us with lovely people from all over the world and plenty to do in the area, both largely because of the University. Over the years, we've worked with students and faculty relocating to Champaign-Urbana IL to work or study at the University of Illinois. Often these clients are moving from another state or even another country, and may only be in town to make a decision for a few days...or less!

First-Time Home Buyers
Being a first-time home buyer can be scary...but it is also one of the most exciting and rewarding experiences of a lifetime. We love being a part of that. We're here to ensure that you understand the process and the responsibilities and to help you make the best decisions for you. Together we'll look at a variety of homes and after you've found "the one," we'll assist you from contract to closing. We'll negotiate the terms of your contract, trouble-shoot any problems that arise, make sure your loan approval process stays on track, and recommend other reputable professionals to assist you where needed. We're there every step of the way.
Historical Homes (Antique Homes)
Generally, this means homes that are more than about 60 years old. In the Champaign-Urbana market, you'll find these homes concentrated mostly near the downtown centers and around the University of Illinois campus. These homes tend to have special features which I find particularly fun and interesting to market. I also happen to own one of these "antiques" myself, which has given me much insight into their potential challenges, as well.
Want your home to be seen by potential buyers? The internet is the way to go. I consider myself a real expert in this department and make a point of staying current on the newest technologies available from the latest websites to SEO techniques. From taking and editing eye-catching pictures to creating an intriguing description and then blasting it on the internet where the buyers are looking and searching, internet marketing is my specialty.
