I'm a short sale negotiator & LO whose mission is to assist home sellers avoid a foreclosure, educate buyers in buying a home and train Realtors how to help these sellers and buyers close short sales.

About Us:

I have been in the business for 19 years and have worked my business "by referral only".  I work by the golden rule and set myself apart from the competition as I don't work by commission, I work by referral.  Being honest and educating the Sellers and Buyers in financing has always been my expertise and something I truly enjoy.  I handle my client's like if it was me obtaining this home or loan.  Whatever I would like to know is what I make sure I inform my clients because I don't want them to make a decision they will regret in the future.  

I never believed in those "no money down" interest only, stated income loans for people who didn't qualify and because I didn't offer those loans, my clients have now put me in a position where I can help them negotiate those bad loans with their lender and avoid a foreclosure.  My banking and title experience allows me to close these short sales not learn at the client's expense like other people in the business are doing.  Everybody is advertising and talking short sales, but nobody is really closing short sales effectively.  Noboby was prepared for this market, but unless you have years of experience in the banking and title business, you won't be able to help all these sellers avoid a foreclosure.  I don't want sellers to think they will not be able to buy again; at the contrary, I teach them what they need to do with their credit and income while I'm negotiating their loan with the lender.  I want them to be a homeowner again in a year, or less, if possible.  

I assist home buyers in educating them in the process of obtaining a good loan and buy a pre-foreclosure property at a good price in today's market.  Thus, assuring them they will be getting a good loan so they can keep their property and not be in the situation most home sellers who got bad loans are in.  I  also train and educate honest, loyal and respectful full time Realtors help all these home sellers and future buyers.  It's a team effort and we all need to work together and help turn this market around.  That is my goal and personal mission.

Because I only work by referral, my expertise is to treat everyone with honesty and respect.  Disclose the pros and cons of everything they want to do and let my client's be my advertising.  Therefore, I don't specialize in one particular area, I specialize in improving my service and level of expertise so my client's can feel extremely comfortable referring me with their family, friends and neighbors.  I want every person who comes to me say the same thing about my level of service and financing knowledge. 

Lately, I have been specializing a lot more in negotiating short sales for home sellers that are in pre-foreclosure and assisting Realtors in negotiating their short sale business too so together we can all work and help as many sellers and buyers in today's market.  We have way too many foreclosures being filed monthly, a lot of Realtors leaving the business and not enough help for all the ones left in the business.  I want to help as many home sellers with their foreclosure problem because I have Realtors on my team who are ready, willing and able to assist them.  It's a team effort and I'm looking for all the sellers, buyers and Realtors to join me in this mission of turning this market around.
