Me and my 'hood

I was born in Texas and grew up in San Antonio. I came back to my hometown in 2003 after moving to Hawaii in 1990 and then England in 1996. I managed rental property in Hawaii and invested in real estate in England, so my market niche became property management and sales of single- and multi-family homes. San Antonio changed a lot in the 14 years I was away, and continues to grow and diversify--geographically and culturally. Despite its  healthy economy, the cost of living here is still low compared to similar-sized cities, and real estate is very affordable.

My certifications include CRS, ABR, and TRC. I need to brush up on my Spanish skills, since I want to work with international clients who would be attracted to San Antonio and the Hill Country for its excellent investment and vacation properties, especially waterfront homes. I am an Advisor for the National Association of Residential Real Estate Investment Advisors (NARREIA). I also work with military transferrees, relocation clients, and international clients who are delighted to find out how much real estate they can buy in affordable San Antonio.

I recently moved to the Cibolo/Schertz area and am working more with buyers and sellers in Guadalupe and Comal counties, since I love the Guadalupe River area! I have been scouting out homes, garden homes, and condos in Windcrest, Cibolo, Schertz, New Braunfels, and Canyon Lake for my clients and for my own portfolio.

What I like to do

I specialize in buying and selling single-family homes, many for residential investment as rental properties, and helping with relocations, including military, to the San Antonio area. I am also interested in rehabbing and remodeling homes in some of San Antonio's beautiful older neighborhoods. I mainly work with buyers, since I love finding the "right" property, but also really enjoy the marketing side of listing homes for sale or rent.

I find good investment properties in the northeast and northwest parts of the San Antonio metropolitan area, near major employers and the Medical Center, which is where I grew up and where I still work with a lot of my investor clients. Neighborhoods close to Fort Sam Houston and Randolph AFB are another good area that attracts tenants. The city is growing in practically every direction now, but I still have a fondness for the older neighborhoods with lots of trees.

I especially enjoy welcoming people to San Antonio who are relocating here in the military or with a job transfer and need to find a home in a city they may not be familiar with. San Antonio has several military installations, including Fort Sam Houston Army Base, home of the world-renowned Brooke Army Medical Center; Lackland AFB, where most of the Air Force trainees go at one time or another and Wilford Hall VA hospital is located; Randolph AFB, with its pilot training; and the former Brooks AFB, now Brooks City Base and host to a Centers for Disease Control facility.

For my investor clients, I take the long-term approach to invest in single-family homes for breakeven or positive cash flow and/or future appreciation. Most properties fall in a range from one to the other. Rehabs and remodeling projects can be interesting; especially those that could be rented after, or even during, rehabbing to take advantage of lower capital gains rates after one year's ownership. All of the properties I try to find for my clients must have features that would appeal to both good-quality tenants as well as future homebuyers for resale purposes.

I also work with multi-family properties that are in good neighborhoods and that would appeal to quality tenants. There are plenty of lower-income properties and subsidized housing units that are in scary neighborhoods or for other reasons cannot compete with the many newer apartments and multi-family projects, so I only focus on the ones that can. They can be hard to find right now at a reasonable price, and often they are on the market because they have been mismanaged, have vacancies, or need repairs.
