About Us:

Noel McDevitt is co-owner with his Wife and Managing Broker of McDevitt Sotheby's International Realty, with three offices in Southern Pines and Pinehurst, North Carolina. Noel is a native of Southern Pines, but lived away from the area from 1982 until returning home in 1999. He is also an attorney, having practiced real estate and corporate law for many years before entering the real estate business full time with his Wife, Jamie, several years ago. Noel's parents still live in Southern Pines. His father, Noel, Sr. is a Surgeon, who is in private practice in Pinehurst and has served on the faculty of the Medical School at the University of North Carolina. Noel's Mom is an accoplished Artist, who has a studio in downtown Southern Pines. Noel and his Wife, Jamie, affiliated with Sotheby's International Realty in 2006.  Prior to that time, the company was called McDevitt Town & Country Properties. 2009 was a challenging year in real estate, but McDevitt Sotheby's held its own.  In 2009, we sold over $25 Million worth of real estate.  Our average sale was $453,000 - the highest average of residential brokerages in our market.  No other residential firm in our market had an average sale amount over $275,000.  This does not mean that we sell only expensive homes, as we sold a number of homes in 2009 for under $200,000.  Our full time agents sold an average of over $4 Million worth of real estate each.  Again, our competitors lagged far behind - the average gross sales per agent at our competitors was $1.5 Million or less; and in most instances, under $1 Million per agent.  We are proud of these stats because they reflect the fact that all of our agents are full time professional real estate brokers.  They deliver results for their clients - the proof is in the numbers

Real estate values in our market went down slightly in 2009, but not nearly as much as declines in other parts of the country.  Values are tied very closely to inventory statistics.  When supplies are high, prices decline - like everything else.  In May 2009, the inventory of single family homes in our market reached an all time high of about 1,250 homes, compared to a normal figure of about 900.  For the rest of 2009, however, that inventory declined consistently.  By the end of 2009, the inventory was back down to 950 homes; and that figure includes an inordinant number of homes priced over $750,000.  The reduction reflects the fact that our market began to return to a healthy situation in the last 2 quarters of 2009.  The inventory level will rise through the first quarter of 2010 until we reach the spring and summer, when inventories are reduced due to higher sales activity.

In 2010, we expect our local market to rebound somewhat even if the national markets remain depressed by and large.  The reason is quite simple - VALUE.  Real estate in Pinehurst, Southern Pines and in the other communities in Moore County represent a tremendous value for the prices paid.  That value comes from the quality of life and the different lifestyles available in the area, the very highly rated school system in Moore County, the presence of a major regional medical center in Pinehurst, proximity to an international airport (RDU - 70 minutes), low property taxes, proximity to 3 major national universities (Duke, UNC, NC State - all about an hour away), a healthy local economy - not to mention some of the best golf in the world and a moderate climate.

The bottom line is that we have high hopes for 2010 because we have a great product to sell!  The Pinehurst area real estate market has already gotten off to a good strart in 2010.  The 1st Quarter of the year was much better than the 1st Quarter of 2009 - and it looks like the 2nd Quarter will have the same kind of improvement.
