Buying a Home
Buying a home can be an emotional experience. For most people, it is their largest investment. We help you from start to long after the closing. Most people are only involved in a few real estate transactions in their lifetime. Real estate is our business and we work in it (and learn more) every day. In addition to helping you find the right home, we help you negotiate an offer, make sense all of the paperwork (contracts, CC&Rs, disclosures, title searches, loan documents, etc.), understand inspections and appraisals, prepare requests for repairs, and coordinate with the more than 14 parties involved in a typical real estate transaction.
New Construction
Why is it so important to take a REALTOR® on your first visit to a model home?
- The agents at model homes represent the seller. If you want the representation you are entitled to, they require your agent is with you at the first visit. There typically are no exceptions to this requirement.
- You generally do NOT receive a discount on the price because the builder would then be enticing you to purchase without representation. The builder will simply make more money. Even if you do not fill out any registration forms, they can still refuse to cooperate with your agent when you come back. The compensation for a buyer's agent is already figured into the price of the home. A builder cannot deny you representation, but they can refuse to pay your agent if they are not with you on the first visit. Since you are paying for it, be sure to make sure your interests are represented.
- We help you through the entire process - through contract writing, design center visits, walk-thrus and closing.
Resale
If you are looking for a resale home, we can help you find the right one. As with new construction, the choices and paperwork can be overwhelming. On average, there are over 25,000 active residential listings in the Valley. While the Internet is a great source of information, there is so much information available, and it is not always current or accurate. We can help you sort through the available inventory to help you find a home that meets your criteria and then help you negotiate the best price.
Sellers
Whatever your reason for selling, we will do our best to help you achieve your goals and maximize your proceeds. A lot of factors determine the profit you will make from a sale - the price, broker commission, closing costs, current market conditions, and so on.
There are thousands of agents in the Valley and a variety of business models. Consider the following when selecting a real estate broker to represent you:
- It is imperative to understand the contractual relationship you establish with a broker.
- Interview more than one agent to find one you are comfortable working with.
- You may be surprised to see a large gap in the market analyses for your home. Like appraisals, it is not an exact science and is really an opinion of value. There are many ways agents arrive at an estimated value for your home. This directly impacts your bottom line and is another reason to interview more than one agent.
- Do not select an agent solely on fees. An agent with a higher fee could price your home and negotiate a sale that nets you more money than an agent with lower fees. Be sure to find out what services are included in the fee.
- If an agent conducts real estate part-time, will they be available when you need them?

Stephanie Pitel, GRI, e-PRO, has a background in marketing and research and eight years of full-time experience in residential real estate sales. Tim Pitel brings 20 years of engineering experience in the Defense industry to the team to enhance the team's technical abilities as well as strong detail and planning skills. All three are Certified Negotiation Experts. Mike Beck is an unlicensed assistant for the team. Retired from the telecommunications industry, he contributes his attention to detail and project management experience.
