Real Estate Q. Hello~
I'm Ellie Viray with Pasadena Views Real Estate in San Marino, CA.
I have a client, who the father lives in Mobile, AL.
Frank was willed a home when his mother passed, and have not changed the title on the deed.
The title still shows primary owner to be his dad and mother.
Question:
1. Can Frank simple change the title to him being sole owner with the will he has and death certificate?
2. Can an escrow company or title company prepare the paperwork and notarize? If they can, then what? Does he take it to a government office to record?
3. Frank is eventually going to will the home to his daughter here in California. Is it wise to put her on the title when he makes the change?
4. Does this all need to go through an attorney?

Real Estate Q. I have developed a good source of real estate listing leads. How might I go about finding agents who would be capable and motivated to work these leads and pay a referral fee if the listing results in a closed sale? I am a broker in CA myself, but not a retail operator.

Real Estate Q. A couple has divorced. One spouse wants to keep the lot with a camper/trailer on it. The mortgage is in both names, and is a balloon interest only loan for likely more than the value of the lot. That loan is apparently coming due in January. I want to purchase the lot. The divorce decree apparently gives one spouse the right to force the sale if it isn't refinanced without that spouse on the mortage. It is very unlikely that the refinancing can be done by the one living on the lot. Should I proceed with a sales contract for the full payoff amount of the loan, or get an appraisal and offer that, or wait for the likely foreclosure, or get a real estate agent or attorney involved, or ??

March 1, of 2005 I moved in a house my sister owns, it is a section 8 house, I am renting to buy have paid house, insurance and house taxes since then, when the house is paid off she will sign it over to me, but I have nothing in writing, how can I protect myself by making it legal that I am buying the house since it's not in my name?
