Homes are selling in Chandler, but which homes exactly?  There are currently 1153 homes (331 Short sale, 69 lender owned, 653 regular resale) for sale in Chandler, Arizona with a median price of $240,000.  There are 73 homes (32 short sale, 28 lender owned,13 regular sales) priced under $100,000 with the least expensive home for sale in Chandler being a bank owned 3 bedroom home listed at $31,000.  There are 32 homes priced over $1,000,000 (3 short sales, 29 regular resales) with the highest priced home award going to a Short-Sale home priced at $7,400,000.  I know this home.  I used to live right across the street and it's pretty amazing.   Chandler Real Estate - Are REO Properties a bargain compared to non-REO properties?  From our current experience in the market, the bank-owned properties are in high demand, getting multiple bids.  Especially in the 200K and under market,  the offers are even above the list price and inline with the non-REO comparables.       However, looking at the Maricopa County graph comparing the REOs and non-REO  price per square foot, one could come to the conclusion that REOS will sell for below non-REO homes.  So, why is the average sqft for REOs less?  My thought is that there are many REOs that are in poor condition, atleast in poor condition compared to the non-REO homes.  These REO properties in poor condition sell for less/sqft and therefore, reduce the overall price/sqft for REOs.  What... 08/17/2009

Chandler Restaurants - Great Chinese Food Take Out at Asian Grill.   For some delicious and affordable Chinese food, visit Asian Grill in south Chandler, near the Ocotillo Master Planned Community.  The hot and sour soup has just the right balance of sourness and spice/heat.  We also love the Firecracker Shrimp.  The shrimp are cooked in a brown spicy, (Cantonese style spicy) sauce.  The shrimp are good size and there are plenty of them! Chandler's best price for gasoline - Chandler Costco.  Chandler's best price for gasoline is the Chandler Costco.  Even before the run up of gas priceslast year, I have paid attention to the price of gasoline.  Its interesting that there is so much difference in price for such a commodity.  The difference between the lowest and highest price gas stations can be upwards of 25 cents/gallon.  This difference over time can add up to many dollars.  Today I filled up at the Chandler Costco, just south of the Chandler Fashion Center.  The price for a gallon of regular gasoline was $2.39/gallon.  Filling 15 gallons cost me about $36.00...however, if you use your Costco American Express card, you save 3 cents/gallon or in my case ($2.36/gallon) or 45 cents.  On my drive home, I past another Chan... 08/06/2009

Price Corridor has some spectacular shopping.  Back when we first moved to Arizona in 1996, there was no Price Corridor, no price freeway in Chandler, and no shopping mall in Chandler.  Now the city of Chandler has the Chandler Fashion Center.  A regional shopping center that is the second largest mall in the Phoenix metropolitan area.
