Question: I want to know how long it takes to buy a house outright? As well as the process of buying a house if you are paying for it in full. I know of the area I want to live in and the have looked at houses in that area so finding the house I want isnt a problem. I want to pay for the house in full as I have no desire for a morgage and all that. I just want to know how long it takes from start to finish because Id like to be in my new home by Christmas this year. I was told that it was 3 to 5 days and another time was told 1 or 2 months. Thank you for your time. Vannesa Yeager

Condos in Phoenix By: Phoenix High Rise and Loft Condo Expert, Will Daly at www.WeKnowUrban.com (WeKnowUrban.com)

Question: Does anybody know how the $8,000 tax credit works on an uninsured HUD home with a FHA203k loan? Will the 10% be based on the winning bid amount, or will it be based on the amount financed with needed repairs (up to $35k)?
Thanks

Question: Who here has considered MAKING A RESIDUAL MONTH AFTER MONTH RATHER THAN A ONE-TIME PAYOUT OUT JUST ON SALES COMMISION ALONE? I can help you use a system that will pay you something continually. I have Brokers and Agents who make more in residual getting paid month after month on doing something once than the commisons from selling homes each month.
My Mentor told me...you need to have a SYSTEM if you want to become succesful. I said ok what kind of system should I have. He just said make sure it is a S.Y.S.T.E.M.= Save Yourself Time Energy and Money. I have found a simple system that I have had my business partners in real estate use that has allowed them to create a monthly residual. And it is simple! I took time to learn it and now have perfected this system...I definantly save time energy and money doing this everytime I can, use this and you can seamlessly impliment it and start seeing instant results.

Question: Any suggestions for this scenario: Rec'd a referral from a part-time realtor but the buyer didn't buy. Since that time the referring realtor has let his license expire and therefore no longer holds an active license. I kept in touch with the buyer via email newsletters and he is now ready to buy (over a year later). I know I cannot pay a referral fee to a non-licensed agent but what should I do?

Question: We recently let our Realtor. Upon asking a new realtor to represent us,we were told that we needed a signed letter from the Assigned Broker for our property before they would take us on. Is this a normal procedure? We were told the Agent does not have the authority to cancel the listing.
