Desert Ridge (Phoenix, AZ)
About Desert Ridge (Phoenix, AZ)
Desert Ridge is more than a place where my house has stood for 15 years. Desert Ridge is a complete community I call home. I moved to Desert Ridge from the mid-west in 1996. I was drawn to this 5,700 acre master-planned community because of the extensive plans for development. As promised, I have witnessed the addition of 4 schools, the opening of the Mayo Hospital, the completion of Desert Ridge Marketplace, the Loop 101 Freeway, the JW Marriott Desert Ridge Resort & Spa, and the Wildfire Golf Club.

Aviano and Desert Ridge HOA Breakdown
Jeff Sibbach, Jeff Sibbach (Realty One Group)

As I’m doing a little research for a client looking for homes for sale in Aviano at Desert Ridge, I thought I would share my findings. Most people think Aviano is part of Desert Ridge. When in fact, it is it's own community with the Desert Ridge master planned community. This part of Desert Ridge has two HOA's. This is because Aviano has a resident only fitness center, pool and spa. So, the HOA fees for Desert Ridge and Aviano are separate.

The reason for two HOA’s is because Aviano has an exclusive fitness center, pool, and spa for it’s residents. The HOA fees for Desert Ridge and Aviano are separate; run by two different property management companies. (Both of which were very nice and helpful on the phone.)

Aviano HOA

Managed by CCMC
Corporate Phone Number: 480-921-7500 (they’ll confirm fees)
Aviano Community Center Phone Number: 480-538-2800 (they’ll confirm what the fees cover – aka spa, events, pool, fitness center, etc)
Resale Disclosure Fee: $350
Community Enhancement Fee: $600
Monthly HOA Fee: $166.03

Desert Ridge HOA

Managed by Rossmar & Graham
Corporate Phone Number: 480-551-4300
These guys cover common area maintenance for the Desert Ridge areas outside of Aviano.
Resale Disclosure Fee: $400
Bi-Annual Fee: $186

So as of today, it’ll cost you $1,350 in transfer fees (although they aren’t technically allowed to call them that anymore) and it averages out to $197.03 per month to live in Aviano at Desert Ridge.

If you’ve read this far, you probably already know about our Aviano at Desert Ridge Homes For Sale page, but I have to link it just in case.

Helpful Ideas to Consider When You Are Buying Real Estate in Desert Ridge

Although purchasing real estate can seem hard, it's easy if you are familiar with what to do and where to look. Don't be afraid. The information here can help you find homes for sale in desert ridge.

Homes For Sale in Desert Ridge

When you are negotiating the price of real estate, it is best to have a moderate approach. Lots of people try to be overly aggressive only to lose out in the end. Firmly establish the basic deal you will accept, but let professionals take care of the details. Your lawyer and the Realtor or experienced in these things, and will probably negotiate a better deal than you could.

Consider your future family plans when buying a home in desert ridge. If you already have children or might have children later, you should purchase a home with plenty of room for them to grow and play. You should also pay special attention to safety issues, particularly if the house you are viewing has a swimming pool or stairs. Buying a house from people who raised children in it should guarantee you a safe house.

If you're relocating, there is much information you can find online about your new neighborhood. You will be able to find lots of information, no matter the size and population of the town. Look into the unemployment rates, population and salaries in the town to be sure that there is a future there.

If you made the seller an offer that was rejected, they may still find some way to make the home affordable so you buy it. Explore options such as incorporating closing costs into the deal or asking for improvements to the home, prior to purchase.

When shopping for homes for sale in desert ridge, it is important to consider future needs. Although your family situation may be that you don't have children when making the purchase, take the education options in the neighborhood into consideration. This way as your family grows, you will be confident there are good schools nearby.

When you purchase any type of property, you need to have some extra funds set aside. This normally includes down payments, bank fees, and pro-rated tax. Most of the time, closing costs also includes improvement bonds, school taxes and other considerations.

You should invest in a property right now. Due to the crash of the housing market, properties are available at record low prices. That means that it's the perfect time to make that move into the affordable home of your dreams. When the housing market corrects itself, your home purchase will begin to earn money as an investment.

Ask for closing cost assistance from the seller to save yourself some up front expenses. For example, you could ask for a seller to buy down your interest rates for a limited period of time. Adding financial incentives to offers will make sellers less willing to negotiate selling prices.

So, in reality, purchasing desert ridge real estate is not as difficult as it might seem. It does require you to do research and ask questions, but ultimately, it is all worthwhile. With these tips, you will be smarter when buying real estate.

I hope this helps you in finding homes for sale in desert ridge.
